Market Activity for June 2015

Good Monday Morning!

The Real Estate market in the Eugene and Springfield area continues to soar.  June was a record breaking month for home sales.  At the same time the inventory of homes continues to decline, making the Eugene and Springfield area a strong sellers market.  Most of this hot sales action continues to be in the lower and mid range areas.  Sales of upper end priced homes continue to be sluggish.  This is something that is more unique to Lane county as many parts of the country are seeing a hot market even in the upper price ranges.

June was another great month for closed sales in Lane County. The 536 closings outpaced last month (411) by 30.4% and last June (389) by 37.8%. It was the strongest June for closings in Lane County on the RMLSTM record—the previous June record of 508 was tallied in 2004.

Pending sales (557) outpaced last June’s 428 by 30.1% and edged out last month’s 552 accepted offers by 0.9%. New listings (680) similarly outpaced last June’s 641 by 6.1% and May 2015 (672) by 1.2%.

Inventory in Lane County decreased to 2.6 months in June. Total market time decreased to 73 days in the same period.

Year to Date Summary

Activity is up during the first six months of this year compared to the same period last year. Pending
 sales (2,695) are up 29.9%, closed sales (2,164) are up 28.0%, and new listings (3,594) are up 12.0% this year compared to the first six months of 2014.

Average and Median Sale Prices

Comparing 2015 to 2014 through June of each year, the average sale price rose 3.0% from $234,300 to $241,300. In the same comparison, the median sale price rose 4.3% from $210,000 to $219,000.

Market Activity for July 2015

Good Morning!

If you think that it is too late in the season to put your home on the market, think again!  The Eugene and Springfield market area continues to have a very low inventory of homes for sale in many price ranges and areas.  This means less competition and a chance for you to sell quickly at top dollar value.  The other thing that is important to think about is the fact that your home value has most likely increased significantly over the past year.  This along with a robust housing market in our area makes this a great time to think about selling.  This market won't last forever.  We will see and end to this long run of low mortgage interest rates  and when that takes place, housing affordability will suffer and most likely demand will decline.

Market Activity for May 2015

Good Morning!

May home sales in the Eugene and Springfield area were strong.  This indicates a continuation of a strong Real Estate market in our area.  The one thing to note is that the majority of the activity is in the lower price ranges of $400,000 and below, with the market under $300,000 certainly remaining the strongest.  Unlike other parts of the country, the Eugene and Springfield area contnues to be a tough market in upper price ranges.

May Residential Highlights

Closings were strong this May in Lane County! Closed sales, at 411, represented a 28.8% increase over the 319 closings posted in May 2014 and a 7.6% increase over the 382 closings posted last month, in April 2015. The last May when there were more closed sales was in 2007, when there were 429 closings posted for the month. At 41 closed sales for the month, Florence posted more closed sales than any other May since 2007, when RMLSTM started keeping a separate record.

Pending sales (552) cooled 0.9% from April’s 557, but showed a 19.7% increase over the 461 offers accepted in May 2014. Similarly, the 672 new listings were 2.2% below the 687 new listings offered in April but 2.8% better than the 654 new listings offered in May 2014.

Inventory in Lane County decreased slightly to 3.3 months in May. Total market time decreased to 82 days in the same period.

Average and Median Sale Prices

Comparing 2015 to 2014 through May of each year, the average sale price rose 2.8% from $230,100 to $236,500. In the same comparison, the median sale price rose 2.9% from $207,500 to $213,500.

This Month in Real Estate June 2015

Good Afternoon!

The Real Estate market in the Eugene and Springfield area continues to be strong.  With increasing numbers of homes sales, this market is well above where it was in May-June of 2014.  The largest problem with our local market is the lack of inventory in the price ranges below $250,000.  This is the price range where the strong demand exists. In our local market the upper price ranges, those home $350,000 and higher still can see a much more sluggish market with far fewer buyers.  Nationally, home sales have dipped, but just like in the Eugene and Springfield area, prices continue to escalate. With mortgage interest rates remaining in the sub 4% ranges, look for this exact trend to remain for the rest of the Summer months.

Market Activity for April 2015

Good Morning!

The Real Estate market in the Eugene and Springfield area just continues to heat up.  An improving local economy and the fear that mortgage interest rates are going to begin to increase are fueling this market.  With high demand and home inventories remaining low, this is a tremendous opportunity for anyone thinking about selling their home.  If you fit into this category, then you may want to start doing your research.  A perfect way to do this is to get an online evaluation of your homes current market value.  You can easily do this by going to the web site www.forhomesellers-nonSmartZip.com.  The information that you receive from this site will give you a good indication of what your Eugene/Springfield area home vlaue is.

Lane County saw increased real estate activity across the board this April. Pending sales, at 557, showed a 56.5% increase over the 356 offers accepted in April 2014 and a 18.0% increase over the 472 offers accepted last month. In fact, this represented the strongest April for pending sales in Lane County on the RMLSTM record.


Closed sales, at 382, similarly outpaced last April (294) by 29.9% and last month (341) by 12.0%—the strongest April for closings since 2006, when there were 394 posted for the month.

New listings (687) increased 15.7% over last April’s 594 new listings and 19.7% over the 574 new listings offered in March 2015. The last April with as many new listings was in 2010, when there were 691.

Inventory in Lane County decreased to 3.4 months in April, with total market time decreasing to 95 days in the same period.

Average and Median Sale Prices

Prices have been higher in 2015 than in 2014. Comparing each year through April, the average sale price rose 5.2% from $225,200 to $236,900. In the same comparison, the median sale price rose 5.6% from $203,100 to $214,500.

Real Estate Activity Rising in Lane County

Good Afternoon!

The Real Estate Market in the Eugene and Springfield and surrounding area continued to rise in March. This is a coninuation of an escalating market that has been taking place here for well over 6 months now.  Here is what March 2015 home sales in the Eugene/Springfield and surroundings areas looked like.

Real estate activity kicked into action this March in Lane County. Closed sales led the way—the 341 closings were a 30.2% increase over the 262 closings recorded in March 2014 and a 65.5% increase over the 206 closings posted last month. The last March there were more closings in Lane County was March 2007, when there were 347. Pending sales (472) bested March 2014 (367) by 28.6% and February 2015 (368) by 28.3%. New listings, at 574, showed a 10.4% improvement over the 520 new listings posted last March and a 22.9% increase from the 467 new listings posted in February 2015.

Inventory in Lane County decreased to 3.7 months in March, with total market time decreasing to 106 days.

Average and Median Sale Prices

Comparing the average price of homes in the twelve months ending March 31st of this year ($237,900) with the average price of homes sold in the twelve months ending March 2014 ($228,800) shows an increase of 4.0%. The same comparison of the median shows an increase of 3.9% over that same period.

Here are the residential home sales numbers for October of 2014.  October was one of the best sales months in the Eugene and Springfield area in years.  Note that the inventory of homes currently on the market for sale has declined to 3.8 months of active inventory.  This is also the lowest inventory of homes actively for sale that we have seen in many years.

If you are considering the sale of your home, I have one word of advice and that is to get your home on the market," NOW"!  Take advantage of the low inventory and lack of competition.  It won't last!

October Residential Highlights

October brought an uptick in closed sales to Lane County! The 404 closings represented 15.8% increase over September’s 349 and a 33.3% increase over last October’s 303. It was the best October for closings in Lane County since 2005, when there were 455. Pending sales (370) were also strong this month, a 5.4% increase from September’s 351 and 25.4% increase from last October’s accepted offers. New listings, at 394, cooled 9.6% from September’s 436 but fared 6.5% better than the 370 new listings posted last October.

Inventory contracted to 3.8 months in October, and total market time decreased to 88 days.

Year to Date Summary

Lane County has nearly caught up to its 2013 activity. In the first ten months of the year, new listings

(5,308) and pending sales (3,504) have increased 4.0% and 3.6% over the same period in 2013. Closed sales (3,259) have decreased 0.2% from the same time last year.

Average and Median Sale Prices

The average price during the first ten months of 2014 was $236,000, up 4.0% from the same period of 2013, when the average was $227,000. In the same comparison, the median has risen 4.5% from $202,000 to $211,000.

September home sales numbers are in for the Eugene and Springfield market area.  Home sales were up over the same period in 2013 but down from August.  Here are the results.

Lane County saw plenty of pending sales again this September. The 351 pendings were a 12.9% increase from the 311 offers accepted last September, although were slightly cooler than last month’s 423. Likewise, the 436 new listings bested September 2013 by 11.5% (391) but were slightly cooler than August’s 575. Closed sales (349) cooled 1.4% from the 354 closings posted last September and 3.1% compared to last month, when there were 360.

Total market time in Lane County rose to 98 days and inventory decreased to 4.9 months in September.

Year to Date Summary

In the first nine months of the year, new listings (4,908) and pending sales (3,143) have increased 4.0% and

0.7% over the same period in 2013. Closed sales (2,840) have decreased 3.8% from the same time last year.

Average and Median Sale Prices

The average price during the first nine months of 2014 was $235,200, up 3.2% from the same period of 2013, when the average was $228,000. In the same comparison, the median has risen 3.4% from $203,000 to $210,000.

The Eugene and Springfield Real Estate Market Remains Very Stable!

Good Monday Morning!

The housing market in the Eugene and Springfield area remains very stable at this point.  There are some slight variations from month to month with the number of sales and months of inventory, but overall the market remains steady.  Home prices are also remaining fairly steady with the price of home continuiing on a slow, but steady growth curve.  Here are the numbers for Lane County home sale activity from the month of August 2014.

August brought plenty of accepted offers to Lane County! The 423 pendings showed an increase of 14.6% over the 369 offers accepted last August and a 12.8% increase over last month’s 375. In fact, it was the best August for pending sales in Lane County since 2006, when there were 478.

Closed sales (360) fell 7.7% compared to July and 11.8% compared to last August. Likewise, new listings (575) fell 2.7% compared to the same month last year and 11.0% compared to last month.

Inventory in Lane County rose slightly to 5.0 months in August, and total market time increased to 92 days.

Year to Date Summary

In the first eight months of the year, new listings (4,458) have increased

3.1% over the same period in 2013. However, pending sales (2,819) and closed sales (2,470) have decreased 0.3% and 4.2%, respectively, from the same time last year.

Average and Median Sale Prices

The average price during the first eight months of 2014 was $236,300, up 4.0% from the same period of 2013, when the average was $227,300. In the same comparison, the median has risen 4.7% from $202,000 to $211,500.
