Good Morning!

As you see in this weeks video, home sales and home prices are up across the nation. Nationally, an increase in home prices of 6.3% is a continuation of the multi-year trend of elevated home prices.  Locally, we have outpaced the nation with the escalation of home prices.  This is good news for home sellers as most markets across the nation have equaled or exceeded pre-recession home prices.  One factor leading to the brisk home sales is the fact that mortgage interest rates have fallen and are now closer to historic low rates.  It could be a busy Summer for home sales both nationally and locally!

Latest Market Activity for March 2017

Good Monday Morning!

Home sales in Lane County were on the rise again last month, but the number of homes actively on the market for sale took a dive.  It still remains a great market for home sellers and a challenging market for homebuyers in Lane County.  Home price in our area also continues to climb.  With the recent decrease in mortgage loan interest rates, don't look for any change soon.  Here are the numbers for Lane County Real Estate in March of 2017.

Activity is warming up for the season in Lane County, although numbers seem to be a bit cooler this year compared to 2016. Closed sales (355) ended 3.3% below the 367 closings recorded last year in March 2016, but were a 43.7% improvement over the 247 closings recorded last month in February 2017. 


New listings (537) fared similarly, ending 3.8% under the 558 new listings offered in March 2016 but increasing 36.6% compared to last month in February 2017. 

There were 478 pending sales, a 29.5% increase from last month (369) but 7.7% under the offers accepted in March 2016 (518). 

Inventory in Lane County edged down to 1.7 months in March. Total market time averaged downward as well, ending at 69 days. 

Average and Median Sale Prices 

Comparing the average price of homes in the twelve months ending March 31st of this year ($268,100) with the average price of homes sold in the twelve months ending March 2016 ($244,600) shows an increase of 9.6%. The same comparison of the median shows an increase of 7.9% over that same period.

Local Market Activity for January 2017

Good Morning,

The January numbers are in for the Eugene and Springfield Real Estate market.  Our current trend continues with higher home prices and a very low inventory of homes on the market for sale.  Home prices are up over 8% over the past twelve months, which along with a slight bump in mortgage interest rates has made our local market the least affordable it has been in over three years.

Don't look for this trend to end quickly.  If you are wanting to purchase a home this year, you may have more difficulty finding that perfect home.  Many of the homes that we are currently finding for our buyers are homes that we have knowledge of before they hit the market.  If you are serious about purchasing a home this year, your best bet would be to contact us, so that we can determine what you are wanting to purchase and then work to find you that home.  It's harder, but we have been very successful at it.

 

January Residential Highlights

Lane County started the year a little cooler than last January. Closed sales (273) fared 5.0% better than in January 2016 (260) although falling 26.2% compared to last month in December 2016 (370).

Pending sales, at 318 for the month, ended 3.6% under the 330 offers accepted last January but were 27.7% ahead of last month in December 2016.

Similarly, new listings, at 320, ended 23.8% below last January (420) but showed a 48.8% increase from the 215 new listings offered last month in December 2016.

Inventory increased in Lane County to 2.1 months in January, with total market time decreasing by twelve days to end at 72 days.

Average and Median Sale Prices

Comparing the average price of homes in the twelve months ending January 31st of this year ($264,800) with the average price of homes sold in the twelve months ending January 2016 ($244,400) shows an increase of 8.3%. The same comparison of the median shows an increase of 7.7% over that same period.

Local Market Activity for December 2016

Good Monday Morning!

2016 was a hot year for home sales in the Eugene and Springfield market areas.  The biggest story of 2016 though is the fact that the inventory of homes for sale was low all year and ended the year at 1.7 months of active inventory.  Home sales in general slacked off towards the end of the year, but much of this was due to the low inventory of homes for sale.  This trend has carried over into January of 2017 as well.

Lane County ended the year with some cooling, but new listings saw a slight uptick from last year. The 215 new listings offered in December surged 1.9% ahead of the 211 new listings offered last year in December 2015, despite a 22.1% decrease compared to last month in November 2016 (276).


Closed sales (370) fell 6.1% short of the 394 closings posted in December 2015 and 1.6% short of the 376 closings posted last month in November 2016.

Pending sales, at 249, fared similarly, showing a decrease of 9.8% from December 2015 (276) and 23.9% from November 2016 (327).

Total market time increased to 77 days in December, with inventory decreasing slightly to 1.7 months.

Year to Date Summary

Comparing the whole of 2016 to the same in 2015, closed sales (5,163) increased 6.1% and pending sales (5,241) increased 3.4%. New listings (6,173) decreased 3.3%.

Average and Median Sale Prices

Comparing 2016 to 2015, the average sale price rose 8.3% from $243,500 to $263,700. In the same comparison, the median sale price rose 7.7% from $220,000 to $237,000.

This Month in Real Estate Januaury 2017

Good Monday Morning!

Home values are 8.1% higher in Lane County, 2015 through 2016.  The trend of increased home values is taking place nationally as well.  At this time, home values in Lane County are above the level they were at prior to the Great Recession.  This means that all of that home value we lost during the recession is back.  This is great news for home buyers who purchased a home at the top of the market prior to the recession.  Many of the homeowners who were underwater in regards to their homes value vs what they owed are smiling again.  

It is very hard to look into the crystal ball and predict where home values will go in 2017, but my guess is that they will continue to rise, but maybe at a slower pace like 2%-3%.  If values rise within these percentages, it will make for a very healty housing market.  This is the kind of market we want to see and one that most likely will result in a stable housing market.

Local Market Activity for September 2016

Good Morning!

The housing market in the Eugene and Springfield area remains strong.  September 2016 closed out as the strongest home sales September on record from MLS.  With only 2 months of home inventory available, the inventory of homes for sale also remains at an extremely low level.  The sellers market lives on in Lane County. Here are the complete statistics for September 2016.

September brought a little seasonal cooling to Lane County, but activity is ahead of last September. Closed sales (488) ended 10.2% ahead of September 2015, although fell 9.0% short of the 536 closings posted last month in August 2016. It was the strongest September for closings on the RMLS record for Lane County, edging past the 483 closings posted in September 2005.

Pending sales (470) ended 2.0% higher than in September 2015 (461), but were 16.4% cooler than last month’s 562 accepted offers. Similarly, new listings (488) edged 0.4% over the 486 new listings o ered in September 2015 but fell 24.9% short of matching the 650 new listings offered last month in August 2016.

Year to Date Summary

Comparing the first nine months of 2016 to the same period of 2015, closed sales (3,918) have increased 7.1% and pending sales (4,330) have increased 5.8%. New listings (5,269) have decreased 2.4%.

Average and Median Sale Prices

Comparing 2016 to 2015 through September of each year, the average sale price rose 7.4% from $243,400 to $261,300. In the same comparison, the median sale price rose 6.8% from $220,000 to $235,000.

Local Market Activity for August 2016

Good Monday Morning!

Home sales continue to increase in numbers and value in Lane County.  This August saw a large increase from August of last year and the strong market continues to roll here in Lane County. A word of caution though as I am starting to see homes begin to sit longer and more price reductions as we move through September.  This could be the beginning of an anticipated slow down.  Only time will tell.  Here are the numbers for August home sales in Lane County.

August Residential Highlights

August brought plenty of closed and pending sales to Lane County. Closed sales (536) soared 18.8% over the 451 closings posted last year in August 2015 and 28.2% over the 418 closings posted last month in July 2016. It was the best August for closings since 2005, when 571 closings were posted for the month.

Pending sales (562) fared similarly, rising 10.0% above the 511 offers accepted in August 2015 but edging 2.4% ahead of the 549 offers accepted last month in July 2016.

New listings (650) outpaced August 2015 (615) by 5.7% but cooled 3.0% compared to last month, July 2016.

Inventory shrank slightly to 2.0 months in August, with total market time decreasing to 45 days.

Year to Date Summary

Comparing the first eight months of 2016 to the same period of 2015, closed sales (3,407) have increased 6.8% and pending sales (3,901) have increased 6.4%. New listings (4,768) have decreased 2.5%.

Average and Median Sale Prices

Comparing 2016 to 2015 through August of each year, the average sale price rose 7.2% from $244,100 to $261,700. In the same comparison, the median sale price rose 6.8% from $220,000 to $235,000.

Local Market Activity for July 2016

July numbers are in and just as I predicted last month, the figures indicate a slight slowing of the housing market in the Eugene and Springfield area.  Not only were total home sales down from June of this year, but they were also below the level of July 2015.  I would expect to see this trend continue for the remainder of the year.  As indicated by the increase in home values, there seems to be some price resistence beginning.  When home prices increase faster than the economy, there will a market slow down as homes start to become harder to afford.

Lane County had another month of mixed activity in July. Pending sales (549) ended 4.8% ahead of July 2015 (524) but fell 1.1% short of the 555 offers accepted last month in June 2016.

New listings fared similarly—the 670 offered in July topped July 2015 (647) by 3.6%, but fell one short of the 671 offered last month in June 2016 (-0.1%).

Closed sales, at 418, ended 22.9% below July 2015 (542) and 20.2% below June 2016 (524). Even so, these 418 closings were stronger than the 390 closings posted two years ago in July 2014.

Year to Date Summary

Comparing the first seven months of 2016 to the same period of 2015, closed sales (2,833) have increased 3.8% and pending sales (3,359) have increased 5.6%. New listings (4,088) have decreased 4.1%.

Average and Median Sale Prices

Comparing 2016 to 2015 through July of each year, the average sale price rose 6.7% from $243,300 to $259,700. In the same comparison, the median sale price rose 6.5% from $220,000 to $234,400.

This Month in Real Estate June 2016

Good Monday Morning!

The good times just keep rolling!  Yes, the home sales market in the Eugene and Springfield area remains hot and at this point in time there is no sign of change.  For those of us who have been involved in the Real Estate world for a number of years, we know that change is on the way.  We just don't know when.  As I told a client last week, in the Eugene and Springfield area you can go to bed one night and the market is hot and wake up the next morning to a cold market.  It sometimes is like somebody just turned off the switch.  This is why I am still advising anyone who is considering the sale of their home to do it now and don't wait until we hit a downturn.  The inventory of homes remains low and there are plenty of buyers out there looking and ready to buy.

This Month in Eugene-Springfield Real Estate April 2016

Good Monday Morning!

Nationally, home sales  dipped in March of this year slightly. Could this be the beginning of a down turn in the national housing market? Economic numbers for the first quarter did not look great and this could be having some effect on home sales. Most likely we will not be seeing any huge swings in regards to home sales nationally unless there is a sharp increase in mortgage interest rates. For now, I would think that the overall market may flatten out some, but  remain strong. 

One of the largest problems effecting the housing market in many areas is lack of inventory of homes for sale.  This is especailly true with homes in the price ranges that attract first time home buyers. Locally, in the Eugene and Springfield area, we are seeing very low inventories of homes in the lower and middle price ranges.  Buyers are struggling to find homes and many times when they do, there are multiple offers.  It is a great time to be a home seller as homes are selling quickly and prices are beginng to escalate.
