Eugene-Springfield Homes Sales Continue to Climb

It is Spring in the Eugene and Springfield area and this time of year typically brings higher interest by buyers looking to purchase a home. This year is certainly no exception as home sales in the Eugene and Springfield area continue to climb. In fact at this time I believe that there may be more buyers out there in certain price ranges than there are homes for sale. We are currently seeing multiple offers on many homes and this is especially true in price ranges under $300,000.  Our overall inventory of homes for sale is quite low and buyers are scurrying to make offers as soon as many homes hit the market.

For home buyers wishing to purchase a home right now, this can be a challenge and having a top buyers agent who firmly understands the market can make all the difference in the world with regards to being successful in finding a home. Also, a word of caution to home buyers is that there are bidding wars taking place, so be cautious not to over-pay for a home. Again a professional buyers agent can help you here.

For home sellers, if you are going to sell this year, don't hesitate another day in getting your home on the market. Home Sales are up Nationally as Home Prices Decline!

Good Monday Morning!

National home sales were up again for October 2014 as the average price of homes dropped. The intersting part of this is that mortgage interest rates are down again and now holding below 4% for 30 year fixed loans.  I would guess that the historic low interest rates continue to buoy the market up and that first time home buyers remain the largest portion of new home sales.  This is good news, but it also indicates that our current strong housing market continues to rely on low interest rates and not necessarily a strong economic situation.  The fact that we are not seeing inflation with home prices is good.  This kind of situation will certainly help keep home sales strong as long as we do not see a large change in mortgage interest rates.

National Home Sales Remain Strong

Good Monday Morning!

Nationally, home sales and home prices are still on the rise.  This trend is being fueled by an improving economy and the continuation of historic low mortgage interest rates.  The housing market that we are enjoying today could be short lived though.  Any increase in mortgage interest rates could quickly put the brakes on our current market.  The Fed has already stated that if the economy continues to improve, they will begin their strategy of increasing interest rates to hedge on inflation.  

If you are considering the sale of your home in the near future, you might want to consider putting it on the market soon.  The price of your home just could be at it's peak right now and it may be years before we see another housing market like we have today.

Nationally, the number of home sales is again increasing.  On the national level, the average sales price for homes is also continuing to increase.  All signs are now postive for a robust housing market through the end of the year.  This is great news for the economy and also indicates that if you are thinking about selling your home, now is the perfect time to take action!

Nationally, Home Sales for June Are Up !

Good Monday Morning!

Nationally, home sales were up in June of 2014.  The average home sales price increased as well.  This is good news that the nations housing market trend continues to rise.  Over the past several months, this same trend seems to be headed downwards in the Eugene and Springfield home market areas.  It will be interesting when June statistics come out in a week as to whether our local market is also starting to rebound again.

Mortgage interest rates remain very stable and are still hovering at just slightly over 4%.  For home buyers there is still time to take action on a home purchase while home prices remain a bargain and interest rates continue to hold at historic low levels.  Right now there is plenty of good home inventory to choose from in the Eugene and Springfield market as well.

May 2014 Homes Sales Report

Homes sales in May of 2014 remain below the hot market of 2013 as home sales in the Eugene and Springfield area cool off slightly.

May Residential Highlights

Lane County saw an upswing in seasonal activity this May. Pending sales, at 461, bested numbers from May 2013 (435) by 6.0% and the previous month (356) by 29.5%. New listings (654) increased 1.7% over the 643 listings posted in May 2013 and 10.1% over the 594 posted just last month. The 319 closed sales showed a 8.5% increase over April’s 294 but were 10.6% less strong than the 357 closings entered in May 2013. Florence had 35 closings this month—the best May for closed sales in Florence on the RMLSTM record.

Total market time contracted to 92 days in May, and inventory remained at 4.9 months for the third consecutive month.

Year to Date Summary

Lane County’s real estate activity continues to be slightly cooler this year compared to 2013. New listings (2,557) have increased by 2.2% over 2013, but pending sales (1,659) and closed sales (1,287) have decreased 3.9% and 7.3%, respectively, from the first five months of 2013.

Average and Median Sale Prices

The average price so far in 2014 was $230,100, up 6.8% from the same period of 2013, when the average was $215,400. In the same comparison, the median has risen 8.1% from $192,000 to $207,500.

Real Estate sales in the Eugene and Springfield area continue to slump.  January saw 160 closed Real estate transactions in Lane County and February saw 161 closed sales.  This is an extremely low number in comparison to a normal market.  Just think, there are over 700 Real Estate Agents in the Eugene and Springfield area.  This low number of home sales is putting much more pressure on home prices, so as a result look for home values to continue their decline.

February 2011 Market In Eugene Area Declines!

The statistics are in and yes the Real Estate market in the Eugene and Springfield area continues to change.  Here is what the month of February looked like in comparison to February of 2010.

Closed home sales were down 10.1% from February of 2010 and Pending home sales fell 19.9% for the same time period.  The number of new home listings hitting the market also declined by 27.5% over the same period in 2010. The average sales price dropped by 15.4% from February of 2010.  

The better news is that Closed sales were actually up from January of this year by 4.6% and Pending sales were up by 14.4%.  New listings were off by 12.1% from February of last year. 

The average sales price of  homes in the Eugene and Springfield area dropped from $197,800 in January 2011 to $179,400 in February of 2011.  This is a decline of 9.3% in one month.  There was 11.9 months of active home inventory in February of 2011 and this is in comparison to 10.9 months in February of 2010.  The average time it took for a home to sell in February of 2011 was 170 days and this compares to 136 days in February of 2010.
