Good Monday Morning!

September home sales numbers are in for the Eugene and Springfield market area.  Home sales were up over the same period in 2013 but down from August.  Here are the results.

Lane County saw plenty of pending sales again this September. The 351 pendings were a 12.9% increase from the 311 offers accepted last September, although were slightly cooler than last month’s 423. Likewise, the 436 new listings bested September 2013 by 11.5% (391) but were slightly cooler than August’s 575. Closed sales (349) cooled 1.4% from the 354 closings posted last September and 3.1% compared to last month, when there were 360.

Total market time in Lane County rose to 98 days and inventory decreased to 4.9 months in September.

Year to Date Summary

In the first nine months of the year, new listings (4,908) and pending sales (3,143) have increased 4.0% and

0.7% over the same period in 2013. Closed sales (2,840) have decreased 3.8% from the same time last year.

Average and Median Sale Prices

The average price during the first nine months of 2014 was $235,200, up 3.2% from the same period of 2013, when the average was $228,000. In the same comparison, the median has risen 3.4% from $203,000 to $210,000.

The Eugene and Springfield Real Estate Market Remains Very Stable!

The housing market in the Eugene and Springfield area remains very stable at this point.  There are some slight variations from month to month with the number of sales and months of inventory, but overall the market remains steady.  Home prices are also remaining fairly steady with the price of home continuiing on a slow, but steady growth curve.  Here are the numbers for Lane County home sale activity from the month of August 2014.

August brought plenty of accepted offers to Lane County! The 423 pendings showed an increase of 14.6% over the 369 offers accepted last August and a 12.8% increase over last month’s 375. In fact, it was the best August for pending sales in Lane County since 2006, when there were 478.

Closed sales (360) fell 7.7% compared to July and 11.8% compared to last August. Likewise, new listings (575) fell 2.7% compared to the same month last year and 11.0% compared to last month.

Inventory in Lane County rose slightly to 5.0 months in August, and total market time increased to 92 days.

Year to Date Summary

In the first eight months of the year, new listings (4,458) have increased

3.1% over the same period in 2013. However, pending sales (2,819) and closed sales (2,470) have decreased 0.3% and 4.2%, respectively, from the same time last year.

Average and Median Sale Prices

The average price during the first eight months of 2014 was $236,300, up 4.0% from the same period of 2013, when the average was $227,300. In the same comparison, the median has risen 4.7% from $202,000 to $211,500.

If you are thinking about purchasing a home in the Eugene and Springfield area there are two  easy and effective ways to make sure that you get complete details on all homes listed for sale that meet your search criteria.  

The fist one is by going to the web site www.eugeneoregonhomesfor sale.com.  This helpful site will allow you to search live for all homes currently listed for sale.  You can also set up a search and this site will automatically notify you just as soon as a new home hits the market that meets your needs.  This is the easiest to use and most dependable home search site available in the Eugene and Springfield area.

The second way is through a mobil search.  If you are using an I Pad, I-Phone or Android and you are frustrated with trying to look at homes in a format that doesn't work well on your mobil device, the site www.eughomes.info will solve your problems.  This is a new state of the art home search site specifically designed for mobil devices.  The cool thing about this site is that it offers a fantastic map search tool as well.

Good News On the Mortgage Front

Good Monday Morning!

There is some really good news on the mortgage front.  100% home financing is back.  A new home loan program is now available for those buyers qualifying for FHA financing in the Eugene and Springfield market areas.  This new home financing option is called the OMT 100 loan.  It consists of a 96.5% first loan and a 3.5% second loan. The interest rate is at whatever the going FHA rate is at the time of the loan application.  All homes that would qualify for FHA finacing will qualify for this loan program.

Another twist to this loan is the fact that in many cases, the home seller can contribute towards the buyers closing costs and create a situation where the buyers bring little or no money to the table for the home purchase.  This loan program will make homes affordable to many who were stuck because they could not come up with the money needed for a down payment.

Reemember, mortgage loan interest rates are still bouncing around at historic low levels. This is not going to last forever, so if you have been left out of the ability to purchase a home because of not having enough money for the down payment, this is your opportunity to jump in and take advantage of the current attractive home purchase environment.

Nationally, Home Sales for June Are Up !

Good Monday Morning!

Nationally, home sales were up in June of 2014.  The average home sales price increased as well.  This is good news that the nations housing market trend continues to rise.  Over the past several months, this same trend seems to be headed downwards in the Eugene and Springfield home market areas.  It will be interesting when June statistics come out in a week as to whether our local market is also starting to rebound again.

Mortgage interest rates remain very stable and are still hovering at just slightly over 4%.  For home buyers there is still time to take action on a home purchase while home prices remain a bargain and interest rates continue to hold at historic low levels.  Right now there is plenty of good home inventory to choose from in the Eugene and Springfield market as well.

May 2014 Homes Sales Report

Homes sales in May of 2014 remain below the hot market of 2013 as home sales in the Eugene and Springfield area cool off slightly.

May Residential Highlights

Lane County saw an upswing in seasonal activity this May. Pending sales, at 461, bested numbers from May 2013 (435) by 6.0% and the previous month (356) by 29.5%. New listings (654) increased 1.7% over the 643 listings posted in May 2013 and 10.1% over the 594 posted just last month. The 319 closed sales showed a 8.5% increase over April’s 294 but were 10.6% less strong than the 357 closings entered in May 2013. Florence had 35 closings this month—the best May for closed sales in Florence on the RMLSTM record.

Total market time contracted to 92 days in May, and inventory remained at 4.9 months for the third consecutive month.

Year to Date Summary

Lane County’s real estate activity continues to be slightly cooler this year compared to 2013. New listings (2,557) have increased by 2.2% over 2013, but pending sales (1,659) and closed sales (1,287) have decreased 3.9% and 7.3%, respectively, from the first five months of 2013.

Average and Median Sale Prices

The average price so far in 2014 was $230,100, up 6.8% from the same period of 2013, when the average was $215,400. In the same comparison, the median has risen 8.1% from $192,000 to $207,500.

The inventory of homes listed for sale in the Eugene and Springfield area is on the rise.  The number of days it takes for a home to sell is also increasing and the average sales price of homes has also increased.  However, homes sale numbers have decreased from last year.  At the same time that sales have slowed, mortgage interest rates have dropped for 4 consecutive weeks.  This all could be a danger sign for a downward trend in our local market.  The culprit could be that home prices increased too rapidly following the down turn and now need to adjust down.

Time will tell, but look for home prices to begin dropping in our local market area unless sales begin to increase significantly over the next several months.  

If you have a home on the market for sale or you are considering the sale of your home, pricing it competitively in our current market is essential.  Because we may be in a declining market again, you will also want to watch the market and make sure that you are priced with the current market trend.

Closes Sales Trend Up In Eugene and Springfield

Yeah!  The sun is out!!!!

The new numbers are in for the Eugene and Springfield area Real Estate Market.  There is good news and bad news.  The good news is that sales activity improved from the dismal numbers we saw in January and February of this year.  The bad news is that March of 2011 was off significantly from March of 2010.  Closed sales were down 17.5% from March of 2010, pending sales were off by 30.9% and new listings decreased by 33.8%.  

The number of closed sales finally took a jump over the two previous months.  January saw 160 closed sales in Lane County and February saw 167 closed sales.  There were 227 closed sales in March, which is very good news.

There are currently 1,943 residential properties on the market and this adds up to 8.6 months of active inventory.  The amount of active inventory has been shrinking over the past several months.  The average sales price of a home continues to slide and it was 9.9% less than in March of 2010. The average time on the market for a residential property is 152 days.
