December 2010 Real Estate Sales Numbers for Lane County

Good Monday Morning!

It was a bit soggy over the weekend.  The good news is that the weatherman is predicting improvement this week and some sun.

The numbers are in for our December Eugene and Springfield Real Estate market.  Yes, the market appears to continue it's slide, but with a little less steam.  Closed sales for December of 2010 were down 6.1% from December of 2009, while Pending sales were off only 2.2% for the same time period.  Closed sales were off just under 1% from the previous month while Pending sales were off by 13.2%.  New listings took a sharp decrease and were down 25.2% from the previous month.  The average sales price continued to drop and was down 6.7% from December of 2009 and now stands at $205,800.  There is currently 8.1 months of active home inventory, which indicates that we are clearly remaining as a buyer's market.  

The good news is that our market decline seems to have slowed some.  National economists predict that the housing market will continue it's decline over the first 3 quarters of 2011.  If the trend holds and the decline is low then the overall impact to our market may be minimal and hopefully we will see bottom sometime this year.  With mortgage interest rates remaining very low the opportunity for home buyers just continues to improve.

Things Never Stay The Same In The Real Estate World

Merry Christmas to all!  

One thing for sure is that events never sit still in the Real Estate world.  Over the past month, mortgage interest rates on both 30 year and 15 year financing have increased.  The increase has been about 1/2 of one percent.  Even with this, the rates are below where they were at this same time period last year and historically they remain extremely low.  With the increase though comes a potential slow down in home sales.  Increased rates mean that fewer people can qualify for financing and the higher rates also have a negative effect on consumer confidence.  The truth is that the higher rates will push home prices down even further and in most cases this will more than compensate for the slight increase in interest rates.  

Inflation or the fear of inflation may push rates even higher in the months ahead.  This would certainly have a negative effect on home sales and home inventories would build.  Pressure on home prices would be the immediate result.

If you are thinking of selling your home or have have a home on the market, your best bet is to cut to the chase and price your home to sell quickly before your homes value declines even further. Remember, that if you are buying on the other end of the transaction the home you are purchasing is going to have a lower value as well.

Good Monday Morning!

Many business's have been touched by the slow down in both the national and local economies. Not that it should be of surprise to anyone, but the Real Estate sales industry has been severely effected by the recession.  Locally, we had just under 1,200 Real Estate agents in the Eugene and Springfield market area just 3 years ago.  Today that number of local agents has dropped to just over 700.  This is a decline of about 500 Real Estate agents in our local market area, which is a significant decline in a period of only 3 years.  Not only has the number of agents dropped, but the production level of the majority of agents has plummeted as well.  Today the top ten agents in this market area are doing sales numbers similar to that of 3 years ago and the balance of well over 600 agents below them are doing significantly less business.  When I look at the bottom 200 agents in sales production for this area, most have two or fewer sales for the year.  This would indicate that we are just about to see another large decline in Real Estate Agent numbers for the Eugene and Springfield market area.

The reason that I bring this up is to remind the public that there is a huge difference between agents in this market place.  When you are choosing an agent to represent your best interests in selling or purchasing a home, you need to do your research and make sure that the agent you choose is one of the top area agents.  I would suggest not less than being in the top 20% of all agents.  You need to ask for sales numbers and for statistics as to how they compare with other agents.  Just checking this out can make a huge difference in who you choose to represent you and reflect this in dollars and cents in your pocket.  

I am happy to say that the Galand Haas Team maintains a position in the top three of all real Estate sales in Lane County as it has for over 15 years.  There is a reason for this and it starts with customer satisfaction.

Eugene and Springfield Real Estate Slump Continues

For the first time ever, the University of Oregon Duck football team is ranked #1 in the Nation! Yahoooooo!

The statistics are in and the trend just continues on for the local Eugene Real Estate and Springfield Real Estate market slump.  Closed housing sales for September of 2010 were off by 20.5% from September of 2009.  Pending sales declined by 31.7% from last September and new listings also declined by 13.1%

September sales also fell from those in August by 4.8%, pending sales by 16.4% and new listing by 21.7%.  

The inventory of homes active on the market for sale is currently at 10.4 months of inventory. This is compared to 6.8 months for September of 2009 and 10.2 months for September of 2008.  

The average home sales price fell again and now sits at $218,000.  The average time it took a home to sell in September was 118 days.  

The bright spot continues to be the record low mortgage interest rates that just continue to decline and show no signs of increasing in the near future.  The combination of low interest rates and affordable home prices have created the Perfect Storm for home buyers.  We may never see this favorable situation again in our life times.

80% of U.S. Home Buyers Searched For New Home Online

Hot weather has returned to the Eugene and Springfield area.  Hold on it could get near 100 degrees today.  Stay cool and enjoy!

It is true, over 80% of home buyers in the country began their home home search online last year.  This is a significant number and yet the majority of the Real Estate agents continue to market homes with traditional methods that do not tap into this huge pool of prospective home buyers.  Today's technology allows agents easy access to the internet, yet few have learned the secrets that will truly give them access to the home buying public.  As I look around the Eugene and Springfield market area I see very few agents marketing homes in any other way than the same methods that were employed a decade or more ago.  The fact is that the purchasing habits of the consumer have changed and yet the industry that feeds potential home buyers their information lags painfully behind.  This trend is certainly not going to change in the future.  In fact new technology with video, etc. is going to attract even more potential home buyers to the internet for their home search.

My suggestion here is that if you are going to be selling a home, do your research.  Find an agent who understands internet marketing and has taken the time to build the systems that will truly put your home in front of millions of potential buyers on the internet.  Don't be fooled by the fact that some agents will try to convince you that traditional home marketing methods still work.  The true fact is that the agent who can serve you best most likely is no longer using traditional marketing methods. The numbers tell the story.  With 80%+ of all home buyers finding homes on the internet, if you want to sell in this market you need an expert who knows precisely how to tap into this growing buyer pool.

National Real Estate Experts Say Bottom is a Long Ways Away!

After a week at a national Real Estate conference in Nashville, it's great to be back in Eugene. Just visit that part of the country this time of year and it really makes you appreciate Eugene and Springfield.

The overall opinion of the national Real Estate experts at this conference was that we are not even near bottom yet as far as home prices are concerned.  Depending on where you are in the country, there could be 18 months to 3 years of decline yet to come.  I would think that in our local market area we may fall somewhere in the middle of all of that decline.  Needles to say though, another 10% to 15% decline in home prices in our market area is not out of the question. With that said, a healthy Real Estate market increases at a rate of 1% to 3% per year.  Don't be shocked if it takes another 5-8 years for our home prices to rebound to where we are today.

This is why I get so upset when I watch fellow Real Estate agents over price homes in this market. It's not hard to understand that every day a home sits on the market for sale right now, it's value declines.  By hitting the price to high, sellers lose value as their home sits on the market without selling.  When they adjust the price down the road, it is often not enough and it is always to a point that is lower than if they would have received good honest advice in the first place and priced their home with the market.  My caution here is that if you are going to sell a home in this market, do your home work and be cautious about the information you receive from your Real Estate agent.  Always make sure that you pick an agent that has a good track record during this current market.  If you have an agent tell you what you want to hear in regards to price and you follow this advice without research, you just might cost yourself many thousands of dollars.

Good Monday Morning!

It was another gorgeous Spring weekend in the Eugene and Springfield area. Everything is very green.  It's not hard to see how we got the name the Emerald Empire!

The Real Estate market in the Eugene and Springfield area continues to hold up better than the country in general.  It is good that we did not see the kind of inflation in prices here that many parts of the country experienced.  The result is that our down market has been much gentler than those areas which saw huge growth and inflation.  Nationally, there is currently $1.25 trillion in non performing mortgages. In fact 24% all all mortgages are underwater with negative balances and cities like Las Vegas have 75% of all outstanding mortgages underwater.  

In the Eugene and Springfield area we are not exempt from the current problems and the number of foreclosures and short sales are very high, but not even a drop in the bucket compared to cities like Las Vegas and Phoenix.  Look for our crash to be gentler and maybe our upswing to be slower, but we will be heading upwards from a far better position than many other national market areas.

It was certainly a great weekend in Eugene for sports enthusiasts.  The Spring Oregon Duck football game, several Duck baseball games, the relays and and the Eugene marathon.  Wow! Sports town USA!

The statistics are in for Real Estate sales during the month of March and they clearly show an improving market.  The average months of active home inventory was at 7.8 months and this was down from 9.7 months in March of 2009.  Remember, 6 months of inventory is an even market, below that level is a sellers market and above a buyers market.

Closed sales were up again and were at an increase of 39.6% from March of 2009.  Pending sales also were up significantly at 51% from March of last year.  New listings were also up significantly at 45.7% over last march.  The average sales price was up slightly over February, but down considerably from March of 2009 with a decrease of 6.9%.

It looks like we are experiencing a small bubble in sales activity.  Most activity remains in the lower price ranges and pricing pressure remains high with large numbers of foreclosed homes and short sales still hitting the market.  Don't expect this trend to end any time soon.
