Good Monday Morning!

You can't beat our Spring like weather.  Especially when you see what the rest of the nation is dealing with.  It certainly makes you feel very fortunate to live in the Eugene and Springfield area.

Although mortgage interest rates have ticked up slightly, they still remain at historic low levels.  We know that inflation is looming and at some time the bubble will burst and rates will go well above their current level.  Todays rates in combination with significantly lower home values is allowing large numbers of people who simply have not been able to purchase a home before to be able to jump in and become home owners.  The kind of opportunity that home buyers have today is rare and just like the sellers market of several years ago, it wont last forever.

January 2011 Home Sales Stats For Eugene and Springfield

Good Monday Morning!

The monsoon rains have hit the Eugene and Springfield area and it looks like they are here for a few days!  We will certainly welcome the return of sunshine.

January showed a 2.7% increase in home sales nationally.  This is good news for a country starving for any signs of recovery from this long recession.  It will be even more exciting if this becomes a trend and if the increase jumps to 5% or higher.  The interesting fact is that at the same time that sales went up, home prices continued to decline nationally and even free fall in some markets.  The other interesting fact is that with home mortgages remaining hard to obtain the number of cash sales lead the way and were the true reason for the sales increase.  With home prices continuing their decline look for cash sales to become even a larger part of the purchase market in the months ahead.

Good Monday Morning!

Wow!  This weekend was a true taste of Summer!  We will take all that we can get.  

Congratulations to the University of Oregon Men's and Women's track teams for winning the Pac 10 championships over the weekend.

The statistics are in for the April 2010 Real Estate market in the Eugene and Springfield area.  April of 2010 saw closed sales increase by a whopping 67.6% over April of 2009.  Pending sales were also up and were 48.9% higher than the previous April.  New listings hitting the market were up as well and rose by 29.9%.  April closed sales were also up over March closed sales by 12.7%.  The inventory of homes on the market for sale stood at 7.3 months and this was down considerably from 10.5 months in April of 2009.  The Median home price continues to drop and was down by 4.2% from April of last year and now stands at $199,000.  The average time it now takes a home to sell is 109 days, which was down from 143 days in April of 2009.

The question now is, how much of this market upswing was created by the tax credits?  Now that the tax credits are gone, we will get an indication.  Low interest rates and continuing lower home prices are also adding to increased sales activity.

Monday Morning Real Estate Update 10/29/07

Good Monday Morning!

The Oregon and Oregon State football teams win again!  Congratulations to the University of Oregon for being #4 in the nation this week.

The Real Estate market continues to be headline news around the country.  Here in Eugene and Springfield we continue to have a slower market, but we certainly are fairing better than other parts of the country.  As I have repeatedly stated, this is a fantastic market for home buyers and they should be taking advantage of it.  As with the sellers market the buyers market will not last forever.

Monday Morning Real Estate Update 8/13/07

Good Monday Morning!

The great Summer weather just keeps coming our way.  It has been perfect.  There just is no better place to live than Eugene or Springfield, Oregon.

Troubles with the mortgage industry continue to make home purchases more difficult.  The hardest hit groups are the first time home buyers and the upper end home buyers.  Programs for 100% financing are now very limited and will be difficult for some time.  Rates have jumped on jumbo loans, making it less attractive for upper end home purchases.  These problems with mortgage loans are not going to help an already poor national housing market.

Monday Morning Real Estate Update 3/12/07

Good Monday Morning!

Wow! 75 degrees on Sunday. It was a new record high temperature for that date! Congratulations to the Oregon ducks men's basketball team for winning the Pac 1o tournament and now moving on to the NCAA tournament.

The home sales statistics are in for last month.  There were 558 new homes hitting the market.  This was in comparison to 510 for the same month in 2006.  There were 257 closed sales, which was the exact same number as February of 2006.  The average time on the market increased to 76 days.  This is compared to 55 days during the same month of last year.  The average sales price was $243,700, which is up from $236,600 for February of 2006.

As you can see the largest difference from a year ago is the time it takes a home to sell and the average sales price. So there goes the thought that we have a bad RealEstate market here in the Eugene and Springfield area.

Monday Morning Real Estate Update 3/19/07

Congratulations to the Oregon ducks men's basketball team for advancing to the Sweet 16.  Good luck Friday against UNLV!!!

The Real Estate market here in the Eugene and Springfield area remains in kind of a holding pattern.  There just has not been any significant change one way or the other in weeks.  The only thing to watch at this time is the slow down in the number of homes hitting the market for sale.  This could be a trend or maybe it is just a lull before the Spring rush.  I will keep you informed as we move ahead.
