Monday Morning Real Estate Update 9/3.07

Good Monday Morning!

Happy Labor Day!  What a gorgeous 3 day weekend it has been.  Also, congratulations to the ducks and Beavers for their wins in their season openers.  It should be a great season for local college football fans.

The housing market continues to tighten for sellers in the Eugene and Springfield area.  Time on the market is rising again and the inventory of homes for sale is continuing to swing up-wards.  The good news is that mortgage loan interest rates have decreased and certainly may drop some more.  This has made an extremely good environment for home buyers.  If you are considering purchasing a home don't let this current market slip away.  You have a good inventory of homes to choose from, soft pricing and great interest rates.

Monday Morning Real Estate Update

Good Monday Morning?

The Real Estate market statistics are in for the month of June.  Home prices continue to increase with the median home sales price hitting $243,300.  This is up from June of last year when the median home sales price was at $235,000.  The inventory of homes on the market for sale continues to rise to that of 4.6 months.  This compares to 3.1 months of inventory for June of last year.  This number reflects the number of months it would take to exhaust the current inventory of homes for sale at the current sales rate.  When this number is below 6 months it is considered a sellers market.  When the number is greater than 6 months of inventory it is considered a buyers market. The average number of days it took a home to sell in June was 61 days.  This compares to 48 days in June of 2006. 

We have a sustaining home market right now, which is far better than what most of the country is experiencing.

Congratulations to the Oregon State Beaver college baseball team!!  Wow, two consecutive National Championships!!!

If you are considering selling your home this Summer, you will need to have patience.  Yes, the inventory of homes for sale continues to climb as well as the average number of days it takes to sell a home.  Average days on the market for a home to sell is now 82 days.  If you are a home buyer this is good news as there are certainly more homes to look at right now.  Mortgage interest rates have ticked upward, but are still well below the ten year average.  Softer home prices will more than make up for the slight interest rate increases.  Look for this favorable buyers market to extend through years end.

It's sure great to wake up to sunshine!  This is a wonderful time of year in the Eugene and Springfield area. Don't miss visiting Hendricks Park right now with the Rhododendrons in full bloom.

More inventory of homes for sale and longer days on the market to sell.  I predicted that as we approached Spring it would be tougher to sell a home because of just this market condition.  This is becomeing a reality and the situation will become more extreme by the time we hit the Summer months.  If you are thinking of selling, do not hesitate another minute.  You will also want to obtain a professional home value analysis to establish the correct market price for your home right now.  This is not a market to be aggressive with pricing your home.  Your home will sell at a good value, but the days of pricing above the market level are long gone.  You can also receive a rough idea of your homes market value by going to the web site www.forhomesellers-nonSmartZip.com.

Congratulations to the Oregon ducks men's basketball team for advancing to the Sweet 16.  Good luck Friday against UNLV!!!

The Real Estate market here in the Eugene and Springfield area remains in kind of a holding pattern.  There just has not been any significant change one way or the other in weeks.  The only thing to watch at this time is the slow down in the number of homes hitting the market for sale.  This could be a trend or maybe it is just a lull before the Spring rush.  I will keep you informed as we move ahead.

Monday Morning Real estate Update 2/26/07

Good Monday Morning!

Winter-Spring-Winter-Spring!  The weather can't make it's mind up.  One thing that is for sure is that the month of March in Oregon will bring more of the same!

Is the Real Estate market in the Eugene and Springfield area strong or slow?  Well, just like March weather, it depends on the mood that week. We are seeing great activity one week and then the next week it's just very slow.  This is because our market is just downright inconsistent right now.  Buyers are fickle and just the slightest events or things can quickly change the mood of the market.  The interesting part of this may be watching which direction we head for the duration of the year.  One thing that I can say is that right now is a very good time to take advantage of softer home prices and good mortgage interest rates.  Inventories of homes for sale remain high, so there is a very good selection out there.

Monday Morning Real Estate Update 2/19/07

Good Monday Morning!

Saturday certainly gave a a sneak preview of Spring.  There is lots more of this weather on it's way.

"Don't look for any huge upswings in the Real Estate market nationally"!  This was the statement that was made over an over at the national Real Estate convention I attended last week.  This news is not all bad, because the culprit for our slower market is the fact that home prices have increased much faster than the buyers ability to purchase them has. Our current situation will slow that process down.  Most likely we will not see a strong market again until home prices and home buyers ability to purchase are in sync once again. 

This does mean that for home buyers today, there are bettter deals on homes and the prices will most likely be soft for some time to come.  For those selling a home this market demands proper home pricing. If sellers do not have their home priced in line with the market and the competion, their chances of selling will be slim.
