Local Real Estate Market Warming Up

Good Monday Morning!

It was a gorgeous and sunny weekend here in the Eugene and Springfield area.  Temperatures may hit the 70's today.  Wow!

The Real Estate market in the Eugene and Springfield area may not be warming up as quickly as the weather, but there certainly is a change taking place.  Homes in most prices ranges are not only being looked at more by buyers ,but they are selling as well.  This is a welcome change and it could signal a trend heading upwads with this market as we see buyer activity continue to improve.  As I have ben saying for months, "you won't know we hit bottom in the local housing market until the market swings back upwards". If you are thinking of buying a home or if you are a move up or move down buyer, don't wait until this market has changed.  If you are going to taske advantage of this market you need to do it NOW. With home prices at low levels and mortgage interest rates at historic low levels it is time to make a move.

I would also like to thank all of our family and friends for their prayers and support over the past 3 weeks as my youngest daughter Megan was in the hospital with a serious illness.  Your prayers for Megan were heard and we brought her home yesterday. Please continue your prayers for Megan's complete recovery. Praise God!

Light at end of tunnel with Local Housing Market

It was certainly a wet and cool Spring break here in the Eugene and Springfield area.  It seems to do that on Spring break every year.

There is some light beginning to flicker in the local Real Estate market.  The number of homes for sale is declining significantly and there are all of a sudden many more people out there looking seriously.  Our historically low mortgage interest rates and  the very affordable price of homes out there is finally getting people to take a hard look at purchasing a home right now. 

Have we hit bottom with this Real Estate market?  Only time will tell. As I have said many times over that you will never know that we have hit bottom until we begin climbing up the other side.  I would think that there is a good chance that we have hit bottom and if we see Home Buyer activity levels continue their increase we could quickly begin the climb out of this, which for you buyers means higher home prices.

Mortgage Interest Rates Fall

With a few snow flakes falling on Sunday it appears that Winter is having it's last fling in the Eugene and Springfield area.  Don't fear, Spring is just a few days away!

Stimulas packages, $8,000 first time buyer tax incentives.  Nobody know what kind of impact all of this is going to have in the nations ailing housing industry.  Locally, the unemployment rate that is closing in on 12% could have the largest impact on home sales.  Over the next couple of months we should start getting an indication of how long and how deep our local recession will be.  With all of this there are homes selling in our market area and buyers continue to find incredible deals on homes at some very attractive prices.  Mortgage interest rates fell at the end of last week making the home purchase situation even more attractive.

December 2008 Real Estate Trends

The sunshine was a welcome site over the weekend.  Cold mornings and warm afternoons are very enjoyable this time of year!

The month of December 2008 Real Estate market statistics are in for the Eugene and Springfield area.  As expected the numbers show a continuation of the decline in our local housing market.  Average time on the market for single family homes was 126 days and the median home price dipped to $200,000, which was down from $225,600 in December of 07.  There was 10.7 months of active home inventory, which means at the current rate of sales it would take this many months for the inventory to sell if no new homes hit the market.  Overall home sales were down by 28.9% from December of 07 and the overall gross home sales volume for 08 was $740 million in comparison with $1.1 billion in 07.

For home buyers this is the perfect market with mortgage interest rates remaining under 5% for 30 year fixed conventional loans.

Monday Morning Real Estate Update 8/4/08

It looks like we are going to have some hot August weather for the week!  Enjoy it while it lasts.

The Real Estate market in the Eugene and Springfield area show a continual slowing for sales.  Pricing continues to decline and as I have been saying for months, this is the best market you are going to see if you are thinking about purchasing a home.  This is also an outstanding market for Real Estate investors.  With competitive property pricing, great mortgage interest rates and high rents, it's a good time to invest.

Monday Morning Real Estate Update 7/28/08

I spent the last week at a national Real Estate convention.  The majority of the talk was involved in what is taking place with the Real Estate market.  I can tell you in confidence that after talking to other agents from almost every market in this country, the Eugene and Springfield area has has clearly maintained a much healthier market.  The one thing that I can see from this is that even though we saw home prices climb in our area, we did not see the kind of housing inflation that many parts of the country saw.  Our ride down may be much more gentle as a result.  Time will tell the story here.

Monday Morning Real Estate Update 7/14/08

The heat has finally arrived here in the Eugene and Springfield area.  Temperatures in the 80's and 90's are predicted for the entire week.

The nation's mortgage woes continue to mount  as Freddie Mac and Fannie Mae stumble.  It looks as if the Fed's are going to revive them with some huge government loans.  This is a short term fix, so it may get interesting to see how the money markets and stock market respond.  With the Fed's money going to Freddie and Fannie, there should be some relief also to the money available for home financing.  Stay tuned for further developments here.

Monday Morning Real Estate Update 7/7/08

Good Monday Morning!

The home sales statistics are in for May of 2008 and just as expected they clearly indicate a continued deterioration of our housing market here in the Eugene and Springfield area.

The average time that a home is on the market is at 83 days.  This compares to 71 days for May of 2008 and this number is actually slightly better than April.  New listing hitting the market decreased by 11.2%.  This indicates that fewer people are attempting to sell in this market and are holding off until there is some signs of improvement.  Closed sales dropped 36.1% from May of last year and pending sales declined by 32%.  There were 2,364 active listings and this was 8.6 months of home inventory.  This is compared to 4.5 months of active inventory in May of 2007 and just 2.8 months in May of 2006.

Even with these new numbers, Eugene and Springfield continue to enjoy a better housing market than the majority of the country.

Monday Morning Real Estate Update 6/30/08

Good Monday Morning!

What a gorgeous Summer weekend we had.  Mother Nature even decided to throw in some fireworks of her own.

Well, there are no significant changes in the Real Estate market here in the Eugene and Springfield area other than the fact that our inventory of homes has started to decline.  This situation is not taking place from an increase in homes sales, but is a result of fewer people making the decision to sell their homes at this time.  A lower inventory of homes for sale could start having an impact on the overall market if this trend continues. 

We have certainly found that the staging of homes we have for sale is having a significant impact on their time on the market.  We have several professional stagers that we work with and we are finding that by spending a little bit of money upfront with staging, we are receiving it back many times over on the sale of the home. This is one of the tactics that works in this market.

Monday Morning Real Estate Update 5/19/08

It was certainly a gorgeous Summer like weekend here in the Eugene and Springfield area.  It was just a teaser of what is coming in the months ahead.

The one thing that is certainly holding constant in this market is that if you are trying to sell your home, you will have to do everything just right.  You will need to price your home aggressively (below the values determined by the comparable sales), you must stage your home and having it looking better than your competitors and you then must promote it aggressively. If you do this you will have a fair chance of selling in this market.  If you do not you will be one of the homes that just sits and does not sell. This can be costly in a market that is continuing to decline in home values. Our current market is not for those who are just testing the waters. Selling your home in this market takes a full commitment to all of the factors mentioned.
