You Need to know Your Homes Current Value!

Happy Presidents Day!!!!!

Over the past several months I have completed several hundred Market Value Analysis reports for residents in the Eugene and Springfield area.  The primary reason for these reports is to give someone who has an interest or need in selling a home an approximate idea of what their home value is on the market today.  The typical result of this is that not only do the home owners go into sticker shock, but so do I.  Home values in most areas have dropped so drastically that even after doing hundreds of these reports and looking at hundreds of other homes currently on the market, the low prices of many homes in this market is shocking.  Not only are many prices well below county assessed values, but many of the homes are worth far less than what the owner paid for them. As we watch even more homes in our area go onto the nod (notice of default) list, the pressure on home pricing continues.  The more homes that we see go into foreclosure and short sale, the more pressure there will be on home prices.  Unfortunately, the nod list is not getting any less lengthy at this time.  This certainly could indicate that home value will continue their decline for quite some time in this market area.

It was the perfect 4th of July.  There were lots of events taking place in the Eugene and Springfield area along with perfect weather.  It just does not get any better!

If you are considering a home purchase whether it is for your personal residence or for investment, you have another golden opportunity in front of you right now.  Mortgage interest rates have taken a large dip again.  Following several weeks of much higher rates, the trend is now looking good again.  The question is the same as before. How long willthe low rates stay around?  It is obvious that that rates will need to come up in the future, but right now with extremely low home prices coupled with the new low mortgage interest rates the climate for purchasing a home has never been better.

April 2009 Sales Home sale stats for Lane County

Wow!  What a gorgeous weekend. It just does not get any better than that.

 The April statistics are in for the the Real Estate market in the Eugene and Springfield area.  There are some mixed signals out there right now and I guess this should be expected.  The number of pending sales for April jumped 8.2% from April of last year.  This is a very good sign that we are seeing more active home buyer activity.  At the same time, closed sales dropped 21.9% from April of last year.  Of course this is reflective of pending sales from 30-60 days prior.  This scenario indicates that there is a sharp increase in overall sales from last year and it could indicate a trend of much better activity and possibly the fact that this market has bottomed out and is now getting better.  The next 60 days will be the big test here.  Other statistics show that new listings fell by 18.2%, which could indicate a lower inventory of homes for buyers to choose from.  Pending sales jumped by 21.6% in April over March of 2009. We now have 10.5 months of active inventory of homes, which is significantly less than the peak at 20.6 months in January of this year.  The median sales price fell again as it dropped to $215,000 from $231,700 in April of 2008. 

Look for this local market to remain steady and improved as long as the mortgage interest rates remain at or below the current level. In fact if the inventory of homes continues to decrease and the number of sales continues to increase look for prices to begin to start back up again. If you are thinking of purchasing a home, don't wait!!!!!!!

New Momentum in The Local Market

The weekend weather was interesting.  I don't know if I have ever seen it rain as hard as it did during the thunder shower on Saturday.

The Real Estate Market in the Eugene and Springfield area continues to pick up momentum.  The question is, have we hit bottom and are we heading out of this or is this just a short upswing before the bottom really falls out?  I wish I had the anwers to that question.  My suggestion right now would be that if you are wanting to buy, jump in now.  You can't go wrong.  If you are selling or need to sell, sell now and price your home to move fast.  If this is a short upswing then you don't want to miss your chance to sell now during an upswing.  How long of a window might we have?  this is another question that is tough to answer.  I would guess that we might see a better market for atleast the next 60 days.  The problem longer term could be interest rates increases or the increase in inventory of foreclosed homes.  Either of these could have a negative impact.  My suggestion is to don't watch national trends, but focus mostly on what you see taking place in our community.  This will certainly give you the best perspective on our market.

March 2009 Real Estate Stats for Eugene and Springfield

Wow!  What a gorgeous Oregon Spring weekend we had.  The good news is that there is more on it's way.

The Real Estate statistics are in for March and even though the home sales numbers remain down from last year they are improving significantly from the 4th quarter of 2008 and 1st quarter of 2009.  Here are the March numbers:

March had 9.7 months of active home invntory. This is coming down quickly.  January saw 20.6 months and February was at 13.1 months.  March of 2008 was at 8.4 months.

Closed sales were off from last year but improving from the 3 months previous.  Overall closed sales were down 19.9% from March of 2008.  Pending sales also were off from last March but greatly improved from the 3 previous months.  They were off by 11.6% from March of 2008.  New listings also tumbled and were down 22.1% from March of last year.  The average sales price for March of 2008 was $265,700 and for March of this year it was $230,700.  The other part of the story is that Lane County saw a 34.9% increase in closed homes sales over the previous month of February.

If you are thinking of buying a home my suggestion is that you act fast.  As I have been saying for months, "you will never know the market hit bottom until you see it starting to climb back up again."  The numbers speak for themselves.

February 2009 Housing Market Statistics

It was a wonderful Easter Weekend even though the weather was just a little cool and wet.

The numbers are in for what took place in February's Real Estate market here in the Eugene and Springfield area.  Closed home sales for February of 2009 dropped by 31.8% from the number of closed sales in February of 2008.  New listings decreased by 34.8% over the same period of time.

On a positive note, closed sales were up 53.7% in February of 2009 in comparison to January of 2009.  The inventory of homes active on the market was at 13.1 months compared to 20.6 months in January and then compared to 9 months of inventory in February of 2008.  The average time it for a home to be on the market was at 135 days in February.  The average sales price for February of 2009 was $230,400 compared to that of $237,900 in February of 2008.

All in all there are postive signs for our local Real Estate Market.  With mortgage interest rates remaining at historical low levels the market just may continue to improve a little bit at a time.  You could not ask for a better market to purchase a home in.

Economic Stimulus Package

Good Monday Morning!

It was another great weekend for weather here in the Eugene and Springfield area.  This kind of weather certainly gives us Spring fever.

With the Stimulus Package going to the Senate this week, there will be some parts of it that certainly will have an impact on the nations ailing housing industry.  Some important items seem to have been removed, but the ones that remain could have immediate impact. 

What we are seeing though is that there is a continuation of soft home prices and great mortgage interest rates in our market.  We do not know what kind of effect the Stimulus Package will have, but we do know that right now is a unbelievable opportunity to purchase a home.  We are finding outstanding purchases for our buyers every week and more good homes just keep hitting the market at lower prices. It certainly is time to take advantage of this market if you are thinking of buying a home.

December 2008 Real Estate Trends

The sunshine was a welcome site over the weekend.  Cold mornings and warm afternoons are very enjoyable this time of year!

The month of December 2008 Real Estate market statistics are in for the Eugene and Springfield area.  As expected the numbers show a continuation of the decline in our local housing market.  Average time on the market for single family homes was 126 days and the median home price dipped to $200,000, which was down from $225,600 in December of 07.  There was 10.7 months of active home inventory, which means at the current rate of sales it would take this many months for the inventory to sell if no new homes hit the market.  Overall home sales were down by 28.9% from December of 07 and the overall gross home sales volume for 08 was $740 million in comparison with $1.1 billion in 07.

For home buyers this is the perfect market with mortgage interest rates remaining under 5% for 30 year fixed conventional loans.

Monday Morning Real Estate Update 7/28/08

Good Monday Morning!

I spent the last week at a national Real Estate convention.  The majority of the talk was involved in what is taking place with the Real Estate market.  I can tell you in confidence that after talking to other agents from almost every market in this country, the Eugene and Springfield area has has clearly maintained a much healthier market.  The one thing that I can see from this is that even though we saw home prices climb in our area, we did not see the kind of housing inflation that many parts of the country saw.  Our ride down may be much more gentle as a result.  Time will tell the story here.
