Monday Morning Real Estate Update 7/21/08

Good Monday Morning!

With banks such as Indi Mac failing, consumer confidence across the country is suffering.  Now the problem with the Real Estate market is as much of a confidence problem as it is a problem of real economic conditions.  This confidence problem has become evem more exaggerated with the recent rumblings that national Real Estate mortgage giants Fannie Mae and Freddie Mac are suffering from loan default problems as well. Within any economic cycle consumer confidence plays a huge role.  I would think that the trends that we see in our local market will follow the confidence level of consumers nationally.  So, watch closely what national economic experts predict , because that is most likely the path that our local market will follow during the months ahead.

Monday Morning Real Estate Update 3/10/08

Good Monday Morning!

Spring is happening!  The flowers are beginning to bloom and the leaves are coming out on the trees.  It is the beginning of a gorgeous time of year.

The Eugene and Springfield Real Estate market also seems to be awakening from Winter.  There are more buyers out looking right now than there has been in months.  If this starts turning into sales, we should see a marked improvement in homes sales over the next several months.  Mortgage interest rates have been on a roller coaster ride over the past week, but still remain extremely favorable with 30 year fixed rates in the low 6% range.  Look for these rates to continue their up and down ride over the next few months.

One bit of interesting news is that the average time it takes a home to sell in our current market is 92 days.  The average time it is currently taking homes listed by the Galand Haas Team to sell is 54.4 days.  Strong and aggressive marketing makes a difference in this market.

Monday Morning Real Estate Update 1/1/08

Happy New Year!!!!!!

It now appears that the Eugene and Springfield area will hit 2008 with some renewed energy in the Real Estate market.  We have certainly watched a significant increase in both the number of buyer calls and showings on home we have listed for sale.  This trend has picked up steam over the past 3 weeks, which is typically a much slower time of interest due to the Holiday's.  Over this same time period we have also sold a number of homes that have been on the market for extended periods of time.  This is good news for a market that was in steady decline.

If you are considering selling a home in 2008, the first quarter may very well be your best bet.  If you wait for the trees to bud and the flowers to bloom you may miss the best part of the 2008 market for home sales.  Waiting for Spiring/Summer could cost you time and money.

Monday Morning Real Estate Update 12/10/07

Good Monday Morning!

Congratulations to the Marist High School Spartan football team and the Sheldon Irish High School football team for their state championships in Divisions 4A and 6A.  Way to go.

Mortgage interest rates continue to decline.  Last week I saw some 30 year fixed loans at 5.5% to 5.6%.  This is the lowest these rates have been in several years.  Over the past several months, I have been telling prospective home buyers that this is the time to act.  You may not see the market get any better for purchasing a home than what it is right now.  Good markets are hard to hit and many times we wait to see if they will get even better and then miss the chance to really hit it right on.  It's impossible to predict the future, but we just very well may be a that point where you want to think about making your home purchase.

Monday Morning Real Estate Update 12/3/07

Good Monday Morning!

It was an exciting Civil War football game on Saturday!  Thank goodness the storm did not arrive until Sunday.

National statistics show that we are currently in the largest housing slump in decades.  Locally, we are still on the positive side for home prices and even though the market has slowed we are not experiencing the same market conditions that many parts of the country are seeing.  This shows that there can be a significant difference in markets from area to area.

My experience to date has been that the homes we put on the market for sale will sell as long as the home is priced correctly for this market.  Homes with inflated sales prices will sit without selling.  Time on the market certainly is longer here, but the fact is that homes are selling and there are some whopping great buys out there if you are interested in purchasing a home.  Don't be afraid to take advantage of good local market.

Monday Morning Real Estate update 11/19/07

Happy Thanksgiving!

Recently, our local press has given some very biased views concerning our Real Estate market.  The truth is that our local market is fairing much better than many other parts of the country.  It is true that we are no longer in the hot Sellers market of 2006, but we are in the midst of one of the best opportunities for home buyers that our market has had in many years.  The local press has confused our local market with the national market and has not done a good job of giving a true picture of our local Real Estate market.  This kind of reporting can significantly influence a market.  The truth is that right now home buyers can easily get a home loan at a very attractive interest rate.  Home buyers also have the opportunity to choose from a greatly expanded inventory of homes for sale that are at more attractive prices than over the past several years.  The real truth is that we should now be in the hot Buyers market of 2007.

What a gorgeous Fall weekend!  It just does not get any better.

Our local Real Estate market continues to hold up with a much better market than what we see nationally.  All of the bad press that we read about the national Real Estate market does not accurately describe our local market.  Certainly the market has shifted some, but overall we continue to see home prices rise and we see good sales activity in most price ranges.  Our current market is ideal for home buyers and investors.  Look for more of the same through the next several months.

Monday Morning Real Estate Update 10/1/07

Good Monday Morning!

Fall weather is certainly here.  There is no chance of a drought in the Eugene and Springfield area at this time.

Nationally, the housing market remains dismal with September being the worst month for home sales in years.  Locally, we are holding up slightly better but the Real Estate market if far from being where it was a year ago.  Mortgage interest rates are holding stable, but fears of inflation and the lack of consumer confidence are forcing the market to stay cold.  As I have been saying for weeks, this is the best buyers market we have seen in years.  If you would like to know how to fully take advantage of this market as a buyer, please get in touch.

Monday Morning Real Estate Update 9/10/07

Good Monday Morning!

It looks like a great week for more Summer weather. Many years September offers us our best weather of the year.

The home sales statistics for Eugene and Springfield are in for July.  The number of homes for sale keeps increasing, while sales continue to slow.  In July there  was 6 months of inventory.  This means that at the current rate of sales it would take 6 months for all of the listed homes to sell.  In comparison, July of 2006 saw 3.8 months of inventory for sale.  The interesting thing here is that 6 months of inventory is the official breaking line between a sellers market and a buyers market.  We are now officially in a buyers market.

Other statistics show that we had 2,215 active home listings, the average home sales price was $267,800, closed sales were down by 4.5% and the median home sales price increased by 10.3%.  A point of interest is that home prices continue to increase even with the slower market.

Monday Morning Real Estate Update 8/27/07

Good Monday Morning!

Yeah!  High school and College football begins this week.  It is that time of year again!!

Nationally, the housing market rebounded slightly last month.  This is a good sign that maybe the worst is over.  It is uncertain as of yet as to how much impact the troubled home mortgage industry will have on home sales. My experience to date is that home loans are very available.  There is a slightly lower selection, but we have had very few problems in finding great financing for our home buyers.
