Monday Morning Real Estate Update 8/13/07

by Galand Haas

Galand Haas,

Good Monday Morning!

The great Summer weather just keeps coming our way.  It has been perfect.  There just is no better place to live than Eugene or Springfield, Oregon.

Troubles with the mortgage industry continue to make home purchases more difficult.  The hardest hit groups are the first time home buyers and the upper end home buyers.  Programs for 100% financing are now very limited and will be difficult for some time.  Rates have jumped on jumbo loans, making it less attractive for upper end home purchases.  These problems with mortgage loans are not going to help an already poor national housing market.

If you are considering a home purchase, you can call me at 541-349-2620.  I do have lenders that we work with who can offer the best loan possibilities in this current volatile market.

Good Monday Morning!

It looks like a Summer heat wave is upon us.  Stay cool this week!

Moderate activity continues to be the word for our local Real Estate market.  This is good because the culprit for the slower market nationally is home afford-ability.  With a moderate market, we are seeing slower growth in home values, which will help us sustain a decent market here in the Eugene and Springfield area.  This does mean that if you are thinking of purchasing a home there may never be a better time than right now.

Have An Awesome Week!

Sincerely,
Galand

Good Monday Morning!

Mortgage interest rates continue to hold fairly steady.  This is good news for the many home buyers out there looking to purchase right now.  It seems like the question that I get asked most often these days is, " what is going on with rates" ?  Well, I wish I had a crystal ball.  The good news is that rates continue to be well below the ten year average.  This coupled with a high inventory of homes for sale and softer pricing makes our current market one of the best opportunities to purchase a home that we have seen in many years.  The reality is that the market for home buyers is more favorable now than it was in the heated market of 18 months ago.

Good Monday Morning!

Happy FOURTH OF JULY week!!!!!!!!

Home sales are remaining steady here in the Eugene and Springfield area.  The largest change over the past 30 days has been the huge increase in the number of homes for sale.  The high inventory of homes for sale should peak sometime in July.  This is good news for those buyers who are actively looking to purchase right now.  Prices are softer due to high competition and there is a large selection of homes for sale.  The news is not so good for those who are trying to sell due to high competition levels..

The national Real Estate market continues to slump with homes sales continuing to decline and new housing starts continue to be very soft.  The Eugene and Springfield Real Estate market continues to be one of the best in the country.

Good Monday Morning!

I was great weekend in the Eugene and Springfield area.  Not to hot!  Not too cool! Perfect for Fathers Day!

Nationally the troubled housing market continues to show signs of weakness.  New permits for housing starts hit a 17 year low last month.  This adds validity to the fact that existing new homes just are not moving.  At the same time mortgage interest rates have continued to creep even higher.  If this trend continues look for the overall national market to continue it's downward trend.

Locally, our market continues to hold on.  Watch mortgage interest rates.  The direction of these rates Will determine where our local market heads in the near future.

Have An Awesome Week!

Good Monday Morning!

After a cool and breezy Easter weekend it looks like more of the same for the balance of the week.  Oh well!  Spring will return!!

Home sale statistics are in for February and there was a slight improvement.  The home inventory level dropped from 5.6 months to 5.3 months.  This is good news for home sellers if this trend continues.  The same time period for 2006 saw an inventory of 3.4 months.  The dividing line between a buyers and sellers market is 6 months of inventory.  The market here is continuing to hover very closely to becoming a true buyers market.  The average time on the market for a single family residence is now 74 days and that is in contrast to 58 days for last year.  Interestingly enough, the average home price continues to increase and it was $253,800 which is up from $242,700 last February.  Pending sales, which are the homes currently under a sales contract declined 2.7%, while new listings on the market increased by 16.4%.

Don't look for any significant changes over the next few months other than the inventory of homes should steadily increase as we move towards Summer. It is a wonderful time to purchase a new home.

Have An Awesome Week!

Good Monday Morning!

Congratulations to the University of Oregon men's basketball team for making it all of the way to the Elite 8 in the NCAA tournament. It was a great season!

The Fed kept rates stable last week, so there has been little change in mortgage interest rates with the potential of a declining rate situation over the next few weeks.  With this news and the news that the Fed could even lower rates on the next go around, we should see a continued improvement in the Real Estate market in our area.  This is good news for home buyers and home sellers as well.

Have An Awesome Week!.

Good Monday Morning!

Congratulations to the Oregon ducks men's basketball team for advancing to the Sweet 16.  Good luck Friday against UNLV!!!

The Real Estate market here in the Eugene and Springfield area remains in kind of a holding pattern.  There just has not been any significant change one way or the other in weeks.  The only thing to watch at this time is the slow down in the number of homes hitting the market for sale.  This could be a trend or maybe it is just a lull before the Spring rush.  I will keep you informed as we move ahead.

Monday Morning Real estate Update 2/26/07

Good Monday Morning!

Winter-Spring-Winter-Spring!  The weather can't make it's mind up.  One thing that is for sure is that the month of March in Oregon will bring more of the same!

Is the Real Estate market in the Eugene and Springfield area strong or slow?  Well, just like March weather, it depends on the mood that week. We are seeing great activity one week and then the next week it's just very slow.  This is because our market is just downright inconsistent right now.  Buyers are fickle and just the slightest events or things can quickly change the mood of the market.  The interesting part of this may be watching which direction we head for the duration of the year.  One thing that I can say is that right now is a very good time to take advantage of softer home prices and good mortgage interest rates.  Inventories of homes for sale remain high, so there is a very good selection out there.

If you wish to go on our automated e-mail home search log onto www.forhomeinfo.com. This system will automatically update you daily by e-mail with complete information on homes meeting your search criteria as they hit the market.  This system updates each day at 5:30 a.m., so you will typically know about new homes hitting the market even before the agents do.

Have An Awesome Week!
