Good Monday Morning!

What a gorgeous Fall weekend!  It just does not get any better.

Our local Real Estate market continues to hold up with a much better market than what we see nationally.  All of the bad press that we read about the national Real Estate market does not accurately describe our local market.  Certainly the market has shifted some, but overall we continue to see home prices rise and we see good sales activity in most price ranges.  Our current market is ideal for home buyers and investors.  Look for more of the same through the next several months.

Monday Morning Real Estate Update 10/8/07

Happy Columbus Day!

The Real Estate market in the Eugene and Springfield area has experienced little change over the past month.  The decreases in the mortgage loan rates have kept our market fairly stable.  The current market continues to be an outstanding situation for home buyers. 

If you currently have and Adjustable Rate Mortgage (ARM) that is going to roll over and spike to a higher rate or if you have a 100% or 80/20 mortgage at a high rate, then now would be an excellent time to look at a refinance.  If you need information on how to best accomplish this or who to talk to, please contact me.  I would be glad to get you the information you need.

Monday Morning Real Estate Update 10/1/07

Good Monday Morning!

Fall weather is certainly here.  There is no chance of a drought in the Eugene and Springfield area at this time.

Nationally, the housing market remains dismal with September being the worst month for home sales in years.  Locally, we are holding up slightly better but the Real Estate market if far from being where it was a year ago.  Mortgage interest rates are holding stable, but fears of inflation and the lack of consumer confidence are forcing the market to stay cold.  As I have been saying for weeks, this is the best buyers market we have seen in years.  If you would like to know how to fully take advantage of this market as a buyer, please get in touch.

Monday Morning Real Estate Update 9/24/07

Good Monday Morning!

It was certainly a gorgeous weekend to kick off Fall with. It looks like there is more great weather on it's way.

With the Fed reducing short term rates by 1/2 of a point last week, consumer confidence seems to be rebounding.  The Fed decision had little immediate impact upon mortgage interest rates.  The good news is that we should see rates hold tight or possibly drop over the next several weeks.  The housing market in the Eugene and Springfield area remains extremely favorable for home buyers.  The buyer opportunities are better today than at anytime in years.  If you are thinking about purchasing a home, don't wait and miss the large inventory of homes to look at, the soft pricing and the great mortgage interest rates.  There is also a good inventory on new homes out there right now, so builders are certainly more motivated than they have been for some time.

Monday Morning Real Estate Update 9/17/07

Good Monday Morning!

There is just a bit of Fall in the air today!  Fall is a gorgeous time of year in the Eugene and Springfield area and there are lots of activities to take in over the next several months.

Mortgage interest rates have continued to decline.  This is a very good sign as the national housing market continues to slump.  I would think that rates will most likely continue their fall for the next several months. Most indicators point towards this continued decline.  There are some great purchase opportunities out there and with the lower rates, there has not been a better time to take advantage of them.

Monday Morning Real Estate Update 9/10/07

Good Monday Morning!

It looks like a great week for more Summer weather. Many years September offers us our best weather of the year.

The home sales statistics for Eugene and Springfield are in for July.  The number of homes for sale keeps increasing, while sales continue to slow.  In July there  was 6 months of inventory.  This means that at the current rate of sales it would take 6 months for all of the listed homes to sell.  In comparison, July of 2006 saw 3.8 months of inventory for sale.  The interesting thing here is that 6 months of inventory is the official breaking line between a sellers market and a buyers market.  We are now officially in a buyers market.

Other statistics show that we had 2,215 active home listings, the average home sales price was $267,800, closed sales were down by 4.5% and the median home sales price increased by 10.3%.  A point of interest is that home prices continue to increase even with the slower market.

Monday Morning Real Estate Update 8/27/07

Good Monday Morning!

Yeah!  High school and College football begins this week.  It is that time of year again!!

Nationally, the housing market rebounded slightly last month.  This is a good sign that maybe the worst is over.  It is uncertain as of yet as to how much impact the troubled home mortgage industry will have on home sales. My experience to date is that home loans are very available.  There is a slightly lower selection, but we have had very few problems in finding great financing for our home buyers.

Monday Morning Real Estate Update 9/3.07

Happy Labor Day!  What a gorgeous 3 day weekend it has been.  Also, congratulations to the ducks and Beavers for their wins in their season openers.  It should be a great season for local college football fans.

The housing market continues to tighten for sellers in the Eugene and Springfield area.  Time on the market is rising again and the inventory of homes for sale is continuing to swing up-wards.  The good news is that mortgage loan interest rates have decreased and certainly may drop some more.  This has made an extremely good environment for home buyers.  If you are considering purchasing a home don't let this current market slip away.  You have a good inventory of homes to choose from, soft pricing and great interest rates.

Monday Morning Real Estate Update 8/19/07

A little rain was a pleasant surprise.  It was great to settle the dust and water the plants.  More Summer is on the way!

The latest quarterly survey by the National Association of REALTORS® shows that home price trends are improving in metropolitan areas. But existing-home sales are below where they were a year ago in most states.

In the second quarter, NAR reported 97 of 149 metropolitan statistical areas showed year-over-year increases in median existing single-family home prices.

Total state existing-home sales are down 10.8 percent from a 6.63 million-unit pace in the second quarter of 2006.

The largest singe-family home price increases were seen in the Salt Lake City area, Binghamton, N.Y. and Salem, Ore. The best total sales performance on existing home sales were seen in: Wyoming, Iowa, North Dakota, Oklahoma, Indiana and Nebraska.

Monday Morning Real Estate Update 7/23/07

The Real Estate market statistics are in for May of this year and as expected change is taking place. New listing hit a 7.8% increase for the month of May taking our home inventory to 4.5 months of supply.  This means that if no new homes hit the market it would take 4.5 months to exhaust the current supply at todays rate of sales. In May of 2006 there was 2.8 months of inventory.

The number of closed sales decreased by 4% from May of the previous year.  Pending sales dropped by 3.8% over the same time period.  The interesting fact is that the average sales price climbed by 10.3%  from $238,400 12 months ago to that of $263,000.  The average time it takes a home to sell in Lane County has hit 74 days. 

The gradual increase in home prices here is healthy.  If the trend of slower sales and higher inventory of homes for sale continues look for the home price increases to hit a road block.
