Opportunities to purchase homes are plentiful

The Holidays have come and gone again.  It's hard to believe that we are already back to the routine in a New Year.  I certainly wish you all of the best in the months ahead.

One thing that I have noticed over the past several months is the fact that people seem to be frozen in place.  There are so many great opportunities out there right now from the stock market to Real Estate.  Media hype over the poor economy and bad Real Estate market have created a situation where everyone is afraid to act.  There are investment opportunities today that we may never see again in our lifetime.  People were standing in line to purchase Real Estate when the market was peaking and prices were inflated well above reasonable values. Eugene Oregon Mortgage rates decline

What a wild couple of weeks we have had had with weather!  It's just Winter in Western Oregon at it's best.

Fed drops short term rates

Last week the Fed dropped their short term rates from between 0% and .25%.  This is an extraordinary measure taken to try and stimulate our sluggish economy.  The result of this is that mortgage rates are hitting historic lows.  For home buyers this is extraordinary news as 30 year fixed conventional mortgage rates dip below 5%.

For homeowners who have current mortgages at 6% or higher, you need to think about refinancing your home right now.  If  you fall into this category, reply to this e-mail and I will have a mortgage loan officer contact you immediatly.  I have relationships with some very competitive lenders and this move can potentially save you a large amount of money.

Bank owned properties in the Eugene and Springfield area

It is a Winter wonderland this morning in the Eugene and Springfield area.  It looks like the white stuff is here to stay for a while.

The number of bank forclosures, bank owned homes and short sale properties continue to increase in our area. Typically, banks will price homes that they have forclosed on extremely competitively in order to remove these properties from their books quickly.  Short sales are homes for sale that the owner owes more money on than can be realized from a sale.  In a short sale the bank agrees to take less for the home than is owed. These home can also be excellent opportunities for a buyer to purchase a home below market value.  With mortgage interest rates at historic lows, it makes good sense to start thinking about a home purchase whether it is for a new personal residence or for investment.

Deflation in the local Real Estate market

The word "deflation" defines what is currently taking place with the housing market in our country.  Supply and demand certainly effect the price of homes just as it does stocks and other saleable goods.  With high supply and low demand prices have fallen sharply within the housing market.  Now with the low prices record low mortgage intereest rates enter the picture.  How long will it be before demand rises sharply because of the low interest rates?  This would reverse the trend of falling homes prices and prices would begin to rise.  If you are waiting for this market to hit bottom then look at what is taking place today.  Typically, we never know when a market has hit bottom until it has been rising for several months.

Focus on the positives in your life

With all the economic turmoil and up and down markets, etc. we sometimes tend to focus too much on what we are surrounded by and exposed to everyday.  This week try to take your focus from the negative world that surrounds us and focus on the positive things in your life.  A good way to start on this is to think of about all of your blessings and focus on what you have in your life to be thankful for.  Most of us are focused on the daily grind and influenced significantly by the world around us.  Being thankful is one step towards having a more positive life.  Being thankful is a good habit to begin!

Keeping a positive attitude concerning Real Estate

Well, gorgeous Fall weather returned to the Eugene and Springfield area for the weekend.  The forcast looks like more of the same for the remainder of the week.

When I speak to people and they ask me what my profession is of course I am always happy to let them know that I am a Real Estate Broker.  The reaction I get from that statement these days is interesting.  People's reaction to me telling them that I am a Realtor is typically the same as if I just told them that I had lost my job. This reaction is totally one of perception created by the media. The interesting thing to me is how the press has such an impact on people.  Yes, the Real Estate market is down, but it's certainly not dead.  The truth is that in the month of September our company had the best sales month we have ever had.  Now, take away the negative press and what you really have is a market of opportunity that nobody is talking about.  It is a market that an increasingly large number of savvy home buyers are discovering.  There is opportunity here today that you may not see again for years.
