The Numbers are in: November 2013

Good Monday Morning!

The Real Estate market in the Eugene and Springfield area remains improved over 2012, but activity has slowed some and the active inventory has now hit 6 months.  This means that we are currently sitting on the fence between a buyers and sellers market. The first quarter of 2014 will give us a good indication of where our local housing market is going to be headed long term.

Real estate activity in Lane County continued its seasonal cooling this November, but numbers are still up for the year. Pending sales (251) decreased 14.9% compared to October, but bested the 244 accepted offers from last November by 2.9%. New listings (269) fell by 27.3% compared to October but are 4.7% ahead of last November. At 238, closed sales dropped 21.5% compared to October and dropped 1.2% compared to last November. Florence had the best November for closed sales (30) since RMLSTM started recording data in 2007!

Total market time decreased slightly to 102 days in November, and inventory rose to 6.0 months.

Year-to-Date Summary

The 5,376 new listings represent a 15.1% increase over the 4,669 entered

in the same period of 2012. There have been 3,607 pending and 3,184 closed sales through November 2013, up 13.3% and 15.5%, respectively, from 3,184 pendings and 3,037 closed sales by November 2012.

Average and Median Sale Prices

The average price through November is $225,900, up 12.4% from this time in 2012, when the average was $201,000. In the same comparison, the median price increased 13.0% from $177,500 last year to $200,500 this year.

Eugene One of the Best Places to Live

Anyone looking for a new place to live should seriously consider the city of Eugene in Oregon. Eugene has almost everything anyone could want in a city, from a gorgeous locale to a strong economy, excellent school system and a well-regarded arts scene. Liveability.com takes into account a number of different factors when determining their list of best places to live in the country. Home Values in 2013 and heading into 2014

Both nationally and locally home values are well above where they were during 2012.  Even with home values slipping slightly over the past couple of months, nationally they remain at about 13% higher than 2012. At this time it is really hard to predict where home values will go in 2014.  There are so many variables that come into play including the economy and mortgage interest rates.  Without radical changes with the economy my instincts tell me that 2014 will most likely see a leveling off of the Real Estate market with home values holding tight.  Time will tell!

With the recent changes in home values, most home owners would like to be able to keep in touch with what their home current home value looks like. Home Seller: Christmas and Holiday decor

Now that Thanksginving 2013 has passed us by, it is time for most of us to begin focusing on Christmas.  Along with this comes the Christmas and Holiday decor.  I am often asked by those with homes on the market as to how far they should go with decorating for Christmas.  My thoughts have always been to decorate just as you always have.  Exterior lights and decor along with interior decorations and a tree really enhance the appearance of most homes and truly add to the magic of the season. I think that Christmas decor can add to the feeling that one might have when visiting the home and actually help with the process of the potential buyer having a vison of living in the home.

One important tip is to make sure that all of your Christmas and Holiday decor is removed right after New Years.  Lingering decor after the Holiday season can be a negative for most potential home buyers.
