The Fed Has Struck Again

Good Monday Morning!

The Fed has struck again!  This time the government has introduced a program to purchase $750 billion in mortgage backed securities.  The idea behind this is to lower mortgage interest rates. The program was announced last week and the immediate action has been favorable.  Wall Street responded favorably and 30 year conventional fixed rate mortgages also dropped to a level below 5%.  This rate is the lowest level in over 30 years.  For homebuyers this is even more favorable news. For those of you who read my e-mails, you know that I have been stating that this current market may be the best home purchase opportuity in most of our lifetimes.  I am now taking that statement to a new and higher level.  With the combination of extraordinary home pricing and historically low interest rates the situation for homebuyers may never be better.

Over the past several months I have been able to help many homebuyers who wanted to upgrade their home.  This is called a move up buyer.  This market is extremely favorable for move up buyers right now.  Yes, your home is not worth what it was a couple of years ago, but if you are upgrading to a more expensive home, that homes value has declined even more than your current home has.  In this kind of market move up buyers can achieve the purchase of the home of their dreams and earn some serious home equity at the same time.  If this is something you are interested in, please get in touch and I can help you with an assessment as to whether this would be a good move for you.

Monday Morning Real Estate Update 3/24/08

Good Monday Morning!

Happy Spring Break!

The Fed continues with their efforts to improve the national economy. The latest round of short term interest rate reductions have not had a radical impact on mortgage interest rates, but they certainly turned the upswing in rates to a downswing in rates.  Look for more action from the Feds over the next few weeks as they desperately look for answers to the poor national housing market.

With rates dropping, it might be a good time to take advantage and start looking for a house or if you have been holding off on selling your home, this might be the bubble to take advantage of.  The current time period through mid Summer could be the best housing market we see this year.

Monday Morning Real Estate Update 3/17/2008

Good Monday Morning!

The Feds made another drop in short terms rates yesterday.  The Fed is desperately working to turn the nations economy around.  The threat of recession continues to be driven by the poor national housing market.  Here in the Eugene and Springfield area we continue to have one of the best housing markets in the country.  It is not the market that we enjoyed 2 years ago, but in comparison to other parts of the country, it looks positive.  The average time on the market here is about 94 days and there is right around 10 months of total home inventory.  Home price are sliding slowly, but not to the extent that they are in other national markets.

If you would like to get an idea on what your homes value currently is, visit the web site www.forhomesellers.com.  This site will allow you to enter in information on your home and then receive a market value analysis by e-mail.  It's always a good idea to get an estimate of your homes value, whether you are planning to sell or not.

Monday Morning Real Estate Update 2/25/08

Good Monday Morning!

Look for the Fed to drop short term rates again this week.  A bumpy ride with the bond market last week sent mortgage loan interest rates on the increase.  Rates did not jump considerably, but any increase at all is not good news for the already sluggish national housing market. 

The mortgage loan situation continues to be tough.  If you are considering either a home purchase or the refinance of your existing home, be cautious.  You will want to do your research and also do some shopping for the best rates, lowest fees and good advice on what loan program is best for you.  If you should need help with this, just hit reply to this e-mail and ask for lender information.  I would be glad to furnish you with a list of very good mortgage brokers in the Eugene and Springfield area.

Monday Morning Real Estate Update 9/24/07

Good Monday Morning!

It was certainly a gorgeous weekend to kick off Fall with. It looks like there is more great weather on it's way.

With the Fed reducing short term rates by 1/2 of a point last week, consumer confidence seems to be rebounding.  The Fed decision had little immediate impact upon mortgage interest rates.  The good news is that we should see rates hold tight or possibly drop over the next several weeks.  The housing market in the Eugene and Springfield area remains extremely favorable for home buyers.  The buyer opportunities are better today than at anytime in years.  If you are thinking about purchasing a home, don't wait and miss the large inventory of homes to look at, the soft pricing and the great mortgage interest rates.  There is also a good inventory on new homes out there right now, so builders are certainly more motivated than they have been for some time.
