Spring Market Home Selling Tips

Daylight savings time is back.  Now with the longer days it truly feels like Spring again.

With todays competitive home market, home sellers are having to pay much closer attention to detail than ever before.  To start out with, in the current market a home must be priced correctly not just to sell but to even get lookers.  Pricing a home has never been harder than it is in this current market.  As prices continue to slide downwards the homes that have sold in which we typically compare values with may be worth more than a home going on the market today.  For this reason comparable sales are not the reliable resource that they once were.  Market savvy Real Estate agents are also not the norm and home sellers must seek out an agent who has a good perspective on the current market.  Over pricing a home in this market will insure that your home stays on the market for a long time and you will lose money as the market slips as you wait for buyers that will never arrive.  Pricing for a quick sale is very wise in this market.

Your home not only needs to be priced correctly, but it also needs to show better than the competition.  The best priced, most attractive homes are the ones being sold.  Home staging is essential in this market and the services of a professional home stager can save you time on the market and put money in your pocket.  Also, making sure that your lawn and landscaping is in top condition can make a huge impact as well.  Most prospective buyers drive by first and that first impression from a drive by goes along ways towards prospective buyers wanting to look inside.

Good Monday Morning!

The first signs of Spring are appearing in the Eugene and Springfield area as the daffodils and tulips begin their annual appearance.  It won't be long until our Spring colors are here.

Is this a good housing market to trade up or down in?  This is a question that I am hearing more and more.  The answer is really a simple one.  Yes!  That is as long as you are remaining in this market area or moving to one with similar or lower home values.  The fact is that your home is most likely worth quite a bit less than it was several years ago, but remember the new home that you purchase has also taken a similar hit.  It's really trading apples for apples.  Now, you throw in the $6,500 tax credit for purchasing a new primary residence and the historically low mortgage interest rates and you have an environment that is very attractive for you to make that move.  This situation is especially true if you are a move up buyer.  Chances are that the more expensive home that you are moving into has taken a larger hit than your current home.

Good Monday Morning!

It was certainly a wet and cool Spring break here in the Eugene and Springfield area.  It seems to do that on Spring break every year.

There is some light beginning to flicker in the local Real Estate market.  The number of homes for sale is declining significantly and there are all of a sudden many more people out there looking seriously.  Our historically low mortgage interest rates and  the very affordable price of homes out there is finally getting people to take a hard look at purchasing a home right now. 

Have we hit bottom with this Real Estate market?  Only time will tell. As I have said many times over that you will never know that we have hit bottom until we begin climbing up the other side.  I would think that there is a good chance that we have hit bottom and if we see Home Buyer activity levels continue their increase we could quickly begin the climb out of this, which for you buyers means higher home prices.

Monday Morning Real Estate Update 4/7/08

Good Monday Morning!

The weekend saw an return to Winter type weather.  April is always interesting in our area, so look for more Spring and Winter weather to come.

The mortgage loan situation  continues to become tougher.  Lenders programs have been significantly reduced and many loan s that were easy to get just a few months ago have gone by the way side.  Interest rates continue to be well under 6% for 30 year fixed financing, but obtaining these loans can be a chore in some cases.  Now more than ever it is important to go to a good reputable lender.  Trying to do the cut rate version now may spell disaster.

There is now well over a 10 month inventory of homes on the market in the Eugene and Springfield area.  This means that for buyers there is a great deal of inventory to choose from.  Prices are soft in many areas, so it still is the perfect time to buy a home.

Monday Morning Real Estate Update 3/10/08

Good Monday Morning!

Spring is happening!  The flowers are beginning to bloom and the leaves are coming out on the trees.  It is the beginning of a gorgeous time of year.

The Eugene and Springfield Real Estate market also seems to be awakening from Winter.  There are more buyers out looking right now than there has been in months.  If this starts turning into sales, we should see a marked improvement in homes sales over the next several months.  Mortgage interest rates have been on a roller coaster ride over the past week, but still remain extremely favorable with 30 year fixed rates in the low 6% range.  Look for these rates to continue their up and down ride over the next few months.

One bit of interesting news is that the average time it takes a home to sell in our current market is 92 days.  The average time it is currently taking homes listed by the Galand Haas Team to sell is 54.4 days.  Strong and aggressive marketing makes a difference in this market.

It's sure great to wake up to sunshine!  This is a wonderful time of year in the Eugene and Springfield area. Don't miss visiting Hendricks Park right now with the Rhododendrons in full bloom.

More inventory of homes for sale and longer days on the market to sell.  I predicted that as we approached Spring it would be tougher to sell a home because of just this market condition.  This is becomeing a reality and the situation will become more extreme by the time we hit the Summer months.  If you are thinking of selling, do not hesitate another minute.  You will also want to obtain a professional home value analysis to establish the correct market price for your home right now.  This is not a market to be aggressive with pricing your home.  Your home will sell at a good value, but the days of pricing above the market level are long gone.  You can also receive a rough idea of your homes market value by going to the web site www.forhomesellers-nonSmartZip.com.

Monday Morning Real estate Update 2/26/07

Good Monday Morning!

Winter-Spring-Winter-Spring!  The weather can't make it's mind up.  One thing that is for sure is that the month of March in Oregon will bring more of the same!

Is the Real Estate market in the Eugene and Springfield area strong or slow?  Well, just like March weather, it depends on the mood that week. We are seeing great activity one week and then the next week it's just very slow.  This is because our market is just downright inconsistent right now.  Buyers are fickle and just the slightest events or things can quickly change the mood of the market.  The interesting part of this may be watching which direction we head for the duration of the year.  One thing that I can say is that right now is a very good time to take advantage of softer home prices and good mortgage interest rates.  Inventories of homes for sale remain high, so there is a very good selection out there.

Monday Morning Real Estate Update 1/15/07

Good Monday Morning!

The white stuff just keeps hanging around!  It's been many years since we have had snow on the ground for this length of time in the Eugene and Springfield area.

The Real Estate market here remains level.  There really has been little change for the past few weeks with the total number of homes on the market and the average number of days it currently takes homes to sell.  Compared to many other parts of the country the Real Estate market here looks very good.  Don't look for any huge changes over the next few weeks.  For home sellers there is a good window of opportunity to sell from now through April.  Typically, we will see the number of homes for sale increase significantly as Spring nears.  This could make for a much more competitive market and softer sales prices this year.
