 RMLS December 2007 Reporting Period 

DECEMBER RESIDENTIAL HIGHLIGHTS

 

When comparing December 2007 with December 2006, new listings were up 5.7%. However, closed and pending sales decreased 11.4% and 26% respectively. On the other hand, inventory dropped to its lowest level since September, at 7 months.

 

2007 SUMMARY

 

Lane County saw a 1.8% increase in new listings in 2007 compared with 2006. However, pending sales fell 14.8% and closed sales dropped 11.7%.

 

Comparing 2007 with 2006, the average sale price grew 4.1% ($265,300) v. $254,800) and median rose 4.6% (234,900 v. $224,500). Total sales volume equaled $1.1 billion, which is a slight decrease from $1.2 billion in 2006.

Monday Morning Real Estate Update 2/11/08

Good Monday Morning!

It looks like we have some better weather here for a few days!  We welcome what we can get this time of year.

In a recent report on the current national Real Estate market, it looks as if our current market situation may be around longer than we first thought.  It is now being predicted that our market down turn will most likely last for about 3 more years.  The part nobody can answer though is whether we have hit bottom yet or not.  It is possible that we have bottomed out and we will now just experience a flat market. Some experts believe it hinges on what happens with mortgage rates.  Any uptick in rates could set the market into further decline.  So, buyers who think they will wait this thing out longer and get an even better deal on a home purchase are gamblers. The combination of Lower prices and attractive mortgage interest rates may not improve from where they are today.

Monday Morning Real Estate Update 1/21/08

Happy Martin Luther King Day!  For all of those who have today off, enjoy the sunshine!

Mortgage interest rates continue their slow decline.  Will the housing market react?  This is a very good question. The Federal Government does not feel confident that the current low rates are enough and they will continue to drop their short term rates.  This does not always have an immediate effect on long term rates, so the jury remains out on what the future will bring us with mortgage rates.  Watch closely because the Real Estate market may just surprise us all in the next few months.

Monday Morning Real Estate Update 1/7/08

Good Monday Morning!

The Holiday bustle is over and it's now back to life as usual.  It is also that time of year that we traditionally see the Real Estate market pick up steam.  Here in the Eugene and Springfield area we have not wasted any time in picking up the pace.  One large reason for a surge in activity comes from the fact that mortgage interest rates have steadily decreased over the past several weeks.  As of the end of last week I was seeing 30 year fixed conventional loans as low as 5.5%.  This is the lowest level in years and buyers are learning that this combined with lower home prices and a very nice inventory of homes to choose from has given them a great opportunity.  This trend will do nothing but improve if interest rates continue their decline. or even remain steady.

Monday Morning Real Estate Update 1/1/08

Happy New Year!!!!!!

It now appears that the Eugene and Springfield area will hit 2008 with some renewed energy in the Real Estate market.  We have certainly watched a significant increase in both the number of buyer calls and showings on home we have listed for sale.  This trend has picked up steam over the past 3 weeks, which is typically a much slower time of interest due to the Holiday's.  Over this same time period we have also sold a number of homes that have been on the market for extended periods of time.  This is good news for a market that was in steady decline.

If you are considering selling a home in 2008, the first quarter may very well be your best bet.  If you wait for the trees to bud and the flowers to bloom you may miss the best part of the 2008 market for home sales.  Waiting for Spiring/Summer could cost you time and money.

Monday Morning Real Estate update 11/19/07

Happy Thanksgiving!

Recently, our local press has given some very biased views concerning our Real Estate market.  The truth is that our local market is fairing much better than many other parts of the country.  It is true that we are no longer in the hot Sellers market of 2006, but we are in the midst of one of the best opportunities for home buyers that our market has had in many years.  The local press has confused our local market with the national market and has not done a good job of giving a true picture of our local Real Estate market.  This kind of reporting can significantly influence a market.  The truth is that right now home buyers can easily get a home loan at a very attractive interest rate.  Home buyers also have the opportunity to choose from a greatly expanded inventory of homes for sale that are at more attractive prices than over the past several years.  The real truth is that we should now be in the hot Buyers market of 2007.

Monday Morning Real Estate Update 11/12/07

Happy Veterans Day!

Last week, I spent some time reviewing statistics from a number of major Real Estate markets across the country.  The one thing that I noted was the fact that our Real Estate market in the Eugene and Springfield area is currently fairing better than most.  With the Fed's recent decisions to lower short term rates, we could see a trickle down of lower mortgage rates in months to come.  This could begin a slight improvement nationally and have a huge impact on our local market.

I do have one word of caution at this time.  If you are thinking about selling your home, don't wait for Spring.  Your homes value could be less by Spring if the typical situation of higher inventories builds at that time.  If you are serious about selling, get your home on the market now or a the latest by the first of next year.

Monday Morning Real Estate Update 11/5/07

What a gorgeous day Saturday was for the Oregon football game.  Congratulations to the Oregon ducks for their new #3 ranking in all of the polls.

The Real Estate market continues to become more of a buyers market in the Eugene and Springfield area.  The good news for sellers is that the decline seems to be slowing and we are starting to see an increase in the number of buyers out there looking.  It just simply is the best time possible to think about buying a house and many home buyers are discovering this fact.  Look for the market to rebound as more buyers get active at purchasing homes.  Parts of California are already starting to see this trend.

Monday Morning Real Estate Update 10/29/07

The Oregon and Oregon State football teams win again!  Congratulations to the University of Oregon for being #4 in the nation this week.

The Real Estate market continues to be headline news around the country.  Here in Eugene and Springfield we continue to have a slower market, but we certainly are fairing better than other parts of the country.  As I have repeatedly stated, this is a fantastic market for home buyers and they should be taking advantage of it.  As with the sellers market the buyers market will not last forever.
