Statistics for June 2012

Good Monday Morning!

The statistics are in for June 2012 home sale activity in the Eugene and Springfield market areas.  June was an interesting month with some mixed signals.  New listings were steady at 494 compared to 496 for June of 2011.  Pending sales saw the sharpest change with a 27.2% increase over June of 2011 and a .09% increase over May of this year.  Oddly, closed sales declined by 10.8% from June of last year and 10.2% from May of this year.  There is currently 6.7 months of active home inventory on the market for sale.  This is down from 7 months in June of 2011, but up from 5.8 months of inventory in May.  We have now crossed the line back into a solid buyers market again.  Remember, 6 months of inventory is the division point between a buyers and sellers market.  The average sales price in June was $206,000 and the average time it took a home to sell was 135 days.

With the up and down of our local Real Estate market here in the Eugene and Springfield area and with the same situation nationally, it is easy to say that we have really not hit any kind of a true recovering housing market yet.  June homes sales nationally were off by 5%.

Mortgage Rates

Good Monday Morning!

Yes, mortgage interest rates are dropping again.  Just when we think that they can never go any lower, guess what?  They surprise us by hitting new lows.

Freddie Mac (OTC: FMCC) recently released the results of its Primary Mortgage Market Survey® (PMMS®), showing average fixed mortgage rates continuing to find new all-time record lows amid easing bond yields following June’s lackluster employment report. Both the average 30-year and 15-year fixed-rate mortgage hit new lows. The average 30-year fixed has been below 4 percent for 16 weeks. The average 15-year fixed has been below 3 percent for 7 weeks.

Results showed that the 30-year fixed-rate mortgage (FRM) averaged 3.56 percent with an average 0.7 point for the week ending July 12, 2012, down from last week when it averaged 3.62 percent. Last year at this time, the 30-year FRM averaged 4.51 percent.

Additionally, the 15-year FRM this week averaged 2.86 percent with an average 0.7 point, down from last week when it averaged 2.89 percent. A year ago at this time, the 15-year FRM averaged 3.65 percent.

May 2012 - Real Estate Statistics

Good Monday Morning!

If you were at the Olympic trials in Eugene this past weekend you saw some of the greatest runners in the world compete and even a new world record.  Even though the weather was a little tough at times it was an exciting place to be.  There is a lot more to come!

The statistics are in for the month of May and they certainly indicate that the housing market here in the Eugene and Springfield area continues on a trend of improvement.  New listings were up 5.9% from May of 2011 and up 12.4% from April of this year. Pending home sales were up 2.7% from May of 2011 and 5.5% from the previous month.  May saw 295 closed home sales and this was up by 10.1% from May of 2011 and a whopping 24.5% from April of this year. The big news is that there is currently 5.8 month of active home inventory.  This is compared to 6.9 months in April and 7.6 months for May of 2011.  The important fact here is that 6 months of active inventory is the dividing point between a sellers and buyers market. We have clearly been in a buyers market now for several years.  We have now just cossed over to a sellers market.  This is big news and it will be interesting to watch this trend over the next several months.  For anyone considering the purchase of a home this means that home prices could begin to increase.

The average sales price in May of 2012 was $199,400 and the average time it is currently taking for a home to sell is 121 days.

Good Monday Morning!

Just when we think that mortgage interest rates will never go any lower, they do just that.  Last week saw mortgage interest rates drop to their lowest levels in history.  15 year conventional loans dipped well below the 3% level, sparking a new round of refinance activity.  Many homeowners are on their second round of refinancing as rates continue their decline.  For anyone considering a home purchase the lower rates are good news as well.  Not only can more buyers now qualify for financing but with rates this low, payments are going to be much more affordable.  

As I have been saying for months, now is the time to jump if you are considering a home purchase.  With home prices at the most affordable level in decades the combination with historic low interest rates create the perfect storm for home buyers.  My advice, "don't wait", all good things must end.

The statistics are in: April 2012

Good Monday Morning!

It looks like the sun has given way to clouds and rain for a few days.  The 17 days without rain that we just experienced was the longest dry spell in May in over 20 years for Eugene and Springfield! It was very welcome!

The statistics are in for April Real Estate Action in the Eugene and Springfield market areas.  The numbers indicate that we still have a ways to go before the market here is in a true recovery mode.  New listings were up in April and they increased by 11.3% over April of 2011 and were up a whopping 25.5% over March of this year.  Pending sales were also up over April of last year.  They improved by 10.7% over April of 2011 and were also up by 9.6% over last month. A negative statistic was that closed home sales were off by 2.1% from April of 2011 and down 4.4% from April of this year.  This is not a good trend to be seeing as we head into Summer.  There is currently 6.9 months of active inventory of homes for sale.  This is also up from 6.3 months that we had in March of this year.  The average sales price in April was $184,600, which is down considerably from April of 2011 when it was $207,900.  This indicates that our slide in home values may be far from over.  The average time it took for a home to sell in April was 156 days.

We can all hope that the step back that took place in April was just a blip in the market and not a long term trend. We will know more by next month.
