The Fed Has Struck Again

Good Monday Morning!

The Fed has struck again!  This time the government has introduced a program to purchase $750 billion in mortgage backed securities.  The idea behind this is to lower mortgage interest rates. The program was announced last week and the immediate action has been favorable.  Wall Street responded favorably and 30 year conventional fixed rate mortgages also dropped to a level below 5%.  This rate is the lowest level in over 30 years.  For homebuyers this is even more favorable news. For those of you who read my e-mails, you know that I have been stating that this current market may be the best home purchase opportuity in most of our lifetimes.  I am now taking that statement to a new and higher level.  With the combination of extraordinary home pricing and historically low interest rates the situation for homebuyers may never be better.

Over the past several months I have been able to help many homebuyers who wanted to upgrade their home.  This is called a move up buyer.  This market is extremely favorable for move up buyers right now.  Yes, your home is not worth what it was a couple of years ago, but if you are upgrading to a more expensive home, that homes value has declined even more than your current home has.  In this kind of market move up buyers can achieve the purchase of the home of their dreams and earn some serious home equity at the same time.  If this is something you are interested in, please get in touch and I can help you with an assessment as to whether this would be a good move for you.

December 2008 Real Estate Trends

The sunshine was a welcome site over the weekend.  Cold mornings and warm afternoons are very enjoyable this time of year!

The month of December 2008 Real Estate market statistics are in for the Eugene and Springfield area.  As expected the numbers show a continuation of the decline in our local housing market.  Average time on the market for single family homes was 126 days and the median home price dipped to $200,000, which was down from $225,600 in December of 07.  There was 10.7 months of active home inventory, which means at the current rate of sales it would take this many months for the inventory to sell if no new homes hit the market.  Overall home sales were down by 28.9% from December of 07 and the overall gross home sales volume for 08 was $740 million in comparison with $1.1 billion in 07.

For home buyers this is the perfect market with mortgage interest rates remaining under 5% for 30 year fixed conventional loans.

Monday Morning Real Estate Update 5/19/08

Good Monday Morning!

It was certainly a gorgeous Summer like weekend here in the Eugene and Springfield area.  It was just a teaser of what is coming in the months ahead.

The one thing that is certainly holding constant in this market is that if you are trying to sell your home, you will have to do everything just right.  You will need to price your home aggressively (below the values determined by the comparable sales), you must stage your home and having it looking better than your competitors and you then must promote it aggressively. If you do this you will have a fair chance of selling in this market.  If you do not you will be one of the homes that just sits and does not sell. This can be costly in a market that is continuing to decline in home values. Our current market is not for those who are just testing the waters. Selling your home in this market takes a full commitment to all of the factors mentioned.

If you are looking for a change in the Real Estate market you will have to look outside of the Eugene and Springfield area.  There really has been little change over the past several months and I don't look for much change in the months ahead.  This is why our current market remains one of the most opportune times to purchase a house that there has been in decades.  Home prices remain extremely attractive and there are many seller incentives out there.  With the current low mortgage rates, this is a wonderful opportunity.

Monday Morning Real Estate Update 1/28/08

The white stuff paid a rare visit to our area over the weekend.  It is gourgeous outside!

Nationally, the housing market had it's worst performance in 25 years last month.  Locally, we continue to dodge the bullet that has hit the national market.  The recent drop in mortgage interest rates actually is breathing some new life into home sales in our area.  If you are considering the sale of your home, I would not wait much longer.  It would be wise to take advantage of our recent upswing.

Monday Morning Real Estate Update 1/7/08

The Holiday bustle is over and it's now back to life as usual.  It is also that time of year that we traditionally see the Real Estate market pick up steam.  Here in the Eugene and Springfield area we have not wasted any time in picking up the pace.  One large reason for a surge in activity comes from the fact that mortgage interest rates have steadily decreased over the past several weeks.  As of the end of last week I was seeing 30 year fixed conventional loans as low as 5.5%.  This is the lowest level in years and buyers are learning that this combined with lower home prices and a very nice inventory of homes to choose from has given them a great opportunity.  This trend will do nothing but improve if interest rates continue their decline. or even remain steady.

Monday Morning Real Estate Update 1/1/08

Happy New Year!!!!!!

It now appears that the Eugene and Springfield area will hit 2008 with some renewed energy in the Real Estate market.  We have certainly watched a significant increase in both the number of buyer calls and showings on home we have listed for sale.  This trend has picked up steam over the past 3 weeks, which is typically a much slower time of interest due to the Holiday's.  Over this same time period we have also sold a number of homes that have been on the market for extended periods of time.  This is good news for a market that was in steady decline.

If you are considering selling a home in 2008, the first quarter may very well be your best bet.  If you wait for the trees to bud and the flowers to bloom you may miss the best part of the 2008 market for home sales.  Waiting for Spiring/Summer could cost you time and money.

Monday Morning Real Estate Update 12/3/07

Good Monday Morning!

It was an exciting Civil War football game on Saturday!  Thank goodness the storm did not arrive until Sunday.

National statistics show that we are currently in the largest housing slump in decades.  Locally, we are still on the positive side for home prices and even though the market has slowed we are not experiencing the same market conditions that many parts of the country are seeing.  This shows that there can be a significant difference in markets from area to area.

My experience to date has been that the homes we put on the market for sale will sell as long as the home is priced correctly for this market.  Homes with inflated sales prices will sit without selling.  Time on the market certainly is longer here, but the fact is that homes are selling and there are some whopping great buys out there if you are interested in purchasing a home.  Don't be afraid to take advantage of good local market.

Monday Morning Real Estate update 11/19/07

Happy Thanksgiving!

Recently, our local press has given some very biased views concerning our Real Estate market.  The truth is that our local market is fairing much better than many other parts of the country.  It is true that we are no longer in the hot Sellers market of 2006, but we are in the midst of one of the best opportunities for home buyers that our market has had in many years.  The local press has confused our local market with the national market and has not done a good job of giving a true picture of our local Real Estate market.  This kind of reporting can significantly influence a market.  The truth is that right now home buyers can easily get a home loan at a very attractive interest rate.  Home buyers also have the opportunity to choose from a greatly expanded inventory of homes for sale that are at more attractive prices than over the past several years.  The real truth is that we should now be in the hot Buyers market of 2007.
