The Marketing is Heating up!

Good Monday Morning!

Yes, the market is heating up and the inventory of homes available for purchase has decreased significantly over the past six months.  In fact, homes that are in great condition and priced well don't stay on the market long.  The Eugene and Springfield market area is even seeing multiple offers again. It is still a great time to purchase a home.  Mortgage interest rates remain at historic low levels and home price have not increased significantly, although this is on the horizon if current market conditions continue.

If you're a home buyer, among the things you can do to be prepared is to have a plan of action. If you're an aggressive buyer eager to find a home, hire a real estate agent that can help you find what you're looking for and will act quickly when properties hit the market.

When a home is first listed it will get the most attention. In a hot real estate market that could mean not just viewings but multiple offers and even offers that are over the listing price (not something we're used to thinking about lately, but that's the nature of real estate - it cycles through ups and downs).

So, if you're really serious about finding a home in a market where the inventory has dropped and the prices have increased, be prepared to take action the minute homes come on the market. Don't delay and say, "I'll drop by this weekend when I get a free moment." In some of today's markets, procrastination could be the deal breaker.

February 2013 Lane County Real Estate Numbers

Good Monday Morning,

Lane County continues to see a healthy real estate market. Closed sales were at 216, the best February figure since 2007. This also represented a 24.1% increase over last February’s closed sales, and a 18.7% increase from this January. Pending sales, at 336, were a strong increase over January’s 260 accepted , a 29.2% gain.

New listings, at 455, continued to increase from January’s 344 and 370 the previous February.

At 1,236, the active listing count is about the same as in January, and the increase in closed sales has caused the inventory to decrease somewhat to 5.7 months. 

The average sales price for February 2013 was $202,100 compared to $181,400 in Febraury of 2012.

As you can see the overall Real Estate market in the Eugene and Springfield area continues to rebound.

Yes, the Real Estate market has improved in the Eugene and Springfield area.  Statistics indicate that the value of homes has not changed much at this time as a result of the improved market.  This means that even though there are more buyers out looking and there are fewer homes to choose from, the price that you can expect to obtain from a sale has not changed much yet.  If you hava a home on the market or if you are considering the sale of your home, you still must be realistic about pricing your home.  Well priced homes sell quickly right now, but the over priced homes still just sit.  Sellers who price high to test the waters just might miss this market and the chance to sell.  There is a great deal of opportunity right now if you are thinking about selling to purchase another home.  To take advantage of this market and the low mortgage interest rates it is important to be realistic with pricing your home.

It appears that Spring is close to being here.  The first sign of Spring is the longer days and flowers beginng to bloom.  It's a wonderful time to live in the Eugene and Springfield area.

Mortgage interest rates have remained almost unchanged over the past month until late last week when we saw rates take another dip.  It just can't get much better than this for financing a home.  If you consider that home prices are much lower than they were at the peak of the market and then consider the low cost of financing, there just may never be a better time to buy a home.  This also means that it is a great time to sell your home and purchase another home whether it might be a larger home or a smaller home.  The largest challenge facing home buyers right now is that the inventory of homes for sale is low.  It might be slightly tougher to find the perfect home to purchase, but we are managing to find great purchase opportunities right now for the home buyers we are working with.

If you are thinkiing about purchasing your first home, moving up to a larger home or downsizing, the best way to start the process is to set a time to meet with us.  We can determine your needs and then look at the best course of action for you.  Once you know the process and the numbers your decision becomes much easier.  I strongly advise anyone who is thinking about buying or selling a home right now to start the process with this easy analysis.

January 2013 Numbers Are In

Good Monday Morning!

January saw a healthy start to real estate activity in Lane County. Pending sales, at 260, were the best January since 2008, when 270 were entered. Accepted offers were 32% higher than December’s 197. Closed sales fell slightly compared to both the previous January and the previous month. At 182, they were 8.1% lower than the 198 in January 2012 and 25.1% lower than December’s 243.

New listings rebounded strongly from December with almost twice as many entered (334 vs. 180). However, they were slightly under new listings entered in January 2012 (375).

At 1,234, the active listing count is even lower than December, but the decrease in the number of closed sales has caused the inventory to rise slightly. 

The inventory of homes for sale was 5.2 months in December 2012, 6.8 months in January of 2013 and 7.8 months in January of 2012.  We have clearly bounced back into a stronger buyers market.

The average sales price is up slightly at $204,300 in comparison to $200,700 In December of 2012.

As I have been warning anyone who is thinking about selling a home, inventory number will most likely begin to rise between now and June.  This means more competition for your home. If you want to sell your home, don't wait until Spring,  Right now is when you want to hit the market.  Waiting could cost you both time and money.

The Benefit of Professional Home Inspectors

One of the most important things you will want to do when purchasing a home is to have it inspected thoroughly by a professional home inspector.  Not only will your home inspector be able to find any damage such as dry rot or pest infestation but they can also find potential probelms with heating systems, roofing, plumbing electrical, appliances, etc.  Serious problems with homes do not just show up with older homes, but newer homes as well.  Don't ever feel that the home you are purchasing is in great shape without a thorough inspection. This is one thing that you never want to leave to chance.  Home inspectors can also point out areas that might need attention down the road and give you helpful information on how to maintain your home and service systems such as heating, plumbing and electrical.

When choosing a home inspection provider, it is adviseable to ask your Real Estate agent as to who they recommend.  Once you have ordered the inspection, it is also a good idea to meet with the inspector at the home and follow the inspector as they perform their inspection. This way your inspector can actaully show you problem areas and talk with you about how to do routine maintenance.  Once the home inspector has completed the inspection, they will generate a written report.  It is also adviseable to sit down with your home inspector and go over the inspection report.  Investing some time and money with a whole house inspection is one of the best investments you can make when purchasing a home. 

If you are considering selling a home, one of the best investments you can make as a seller is to have your home inspected before you place it on the market.  By having your home inspected ahead of time you can address any major repair issues prior to going on the market. This alone will save you time and greatly lessen your stress in selling.  It will take away the pain of negotiating repairs with a buyer part way through your sales transaction.  I find that pre-inspected homes sell faster and for more money than those that have not been inspected.

The Housing Market in Eugene and Springfield

The housing market in the Eugene and Springfield area saw some bright spots for 2012, but ended the year with some slightly declining numbers.  In December of 2012 there were 243 closed home sales in Lane County.  The good news is that this was a 5.7% increase over December of 2011.  The decline came from new pending sales which were down in December of 2012 over December of 2011 by 13.6%.  New listings were also down for the two comparable months by 22.1%. There is currently only 5.2 months of housing inventory on the market, which pushes the Lane County area even further into a market favoring sellers.  The average sales price for December of 2012 was $200,700.  For the year 2012 the average sales price ws $200,900. This is just slightly down from 2011, which had an average home sales price of $202,500.

What does all of this really mean?  These numbers indicate a fairly flat Real Estate market in Lane County where prices and number of home sales are not seeing any huge changes.  Pricing is very steady and even though the overall numbers for December showed a dip, the number of closed trnsactions for 2012 were certainly improved over 2011.  The largest change is with the inventory numbers.  The overall inventory of homes for sale in the Eugene and Springfield area has continued to decline, which if this trends persists it will lead to home price increases. With mortgage interest rates holding at historic low levels, don't look for any trend changes in the immediate future. If mortgage interest rates were to begin climbing look for the local housing market to trend downwards again.  2012 will be an interesting year and the strength of the local housing market will certainly depend on two major factors, the strength of the local/national economy and mortgage interest rates.

What you should do if you are thinking about selling your home.

If you are thinking about selling your home, now is the time to begin the process for getting your home on the market.  One common thought is that Spring is the best time to get your home on the market. The reality is that by Spring home inventories often times increase and your competition level increases.  If you can get your home ready for market by February or March you may beat the rush and have a better climate for a sale.  Here are just a few things that you might want to pay attention to prior to placing your home on the market.

1. Go through your home and do what I call de-clutter.  This means take out over sized furniture items, nick nacks, anything that is not needed for every day living.  The idea is to make rooms looks larger and give prospective buyers the ability to see the space.

2. Touch up interior paint or even re-paint if needed  This would mean making walls, trim ceilings looking as new as possible.

3. Clean carpets and hard wood flooring.

4. Clean your home thoroughly and don't forget to clean windows inside and out.

5. Be sensitive to odors from cooking, pets, etc.  Scented candles are a great way to keep your home smelling great.  Prospective buyers are very odor sensitive.

6. Maintain an even temperature in your home.  Homes that are too hot or too cold will detract from showings.

7. Always have your home neat, clean, drapery or blinds open and lights on for showings.

8. Winter time is tough for exterior, but having your landscaping and home exterior looking great is important.  Have flower beds with fresh bark dust, walks swept. leaves raked and washing down siding will greatly increase the way your home looks for drive bys.
