Home Inventories Decline

by Galand Haas

Good Monday Morning!

Congratulations to both the University of Oregon Ducks and the Oregon State University Beavers.  Both teams won their football games on Saturday and will now square off on December 3 to battle each other for the Pac 10 championship and the Rose Bowl game.  It's exciting stuff for the state of Oregon.

The inventory of homes for sale in the sub $250,000 range continues to decline.  This price range is where the buyer activity has been and currently is.  There just are not enough homes in this price range to meet demand at this time.  Many of the homes that are on the market in this price range are also either bank owned properties or with sellers needing to do short sales.  For sellers who have homes in this price range it is good news as the market has changed to being a sellers market in these lower price ranges.

The market remains sluggish over $300,000 and is almost non-existant when you get to the $700,000 range and above.  Don't look for any changes in the upper end housing market soon.  In fact this market will continue to be extremely soft and values may continue to decline for another year or two.  If you are going to need to sell a in the upper end price ranges, you are better off to do it now than to have the false expectation that waiting until Spring may bring a better market and higher sale price for your home.  Just the opposite will most likely be true.

Remember, if you are interested in knowing your homes current market value you can log onto the web site www.forhomesellers-nonSmartZip.com and get a FREE approximate home value analysis by e-mail.  (Service only good for Lane County, Oregon).

Good Monday Morning!

Wow!  Mother nature put on her own fireworks display Sunday with a rare lightning storm in the Eugene and Springfield area. It was quite a show.

Home values in our area continue to slide downwards.  Even though the rate of decline has slowed, homes in the Eugene and Springfield are generally worth much less than they were at the peak of the market back in 20006.  It is difficult to say if we will continue the decline in home values here or if we will plateau and then begin a slow increase again in a year or two.  Much of the answer here rests with what happens with both mortgage interest rates and the local economy.  At this point I will go out on a limb and speculate that we will continue to lose home value here for another 6 to 12 months.  The amount of that decrease will depend on the factors mentioned previously.  For that reason the selling of your home right now may be a decision that you really want to weigh out.  If you would like help with that process, I would be more than happy to consult with you and help you analyze the situation.  Just like selling stocks or other investments it is wise to seek professional help to determine your best options.

You can also receive a detailed look at your homes current value by visiting the web site www.forhomesellers-nonSmartZip.com.  At this site you can enter in details about your home and then a complete value analysis will be e-mailed to you.  You will also receive updated value reports on your home by e-mail each month.  This is free and it is a great way to keep in touch with the local housing market and with the value of your home.

Galand,

Good Monday Morning!

It was the perfect 4th of July.  There were lots of events taking place in the Eugene and Springfield area along with perfect weather.  It just does not get any better!

If you are considering a home purchase whether it is for your personal residence or for investment, you have another golden opportunity in front of you right now.  Mortgage interest rates have taken a large dip again.  Following several weeks of much higher rates, the trend is now looking good again.  The question is the same as before. How long willthe low rates stay around?  It is obvious that that rates will need to come up in the future, but right now with extremely low home prices coupled with the new low mortgage interest rates the climate for purchasing a home has never been better.

Get in touch if you wish to receive further information on looking at homes or if you want help in connecting with the lowest mortgage rates in our market.

You can also visit the web site www.forhomeinfo.com if you would like to search for homes for sale in our area and receive daily e-mail updates on homes that match your search criteria as they hit the market. You can also sign up at the web site www.eugenebankowned.com if you would like to receive a weekly e-mail list of area bank foreclosed homes.

Closed Home Sales Down In the Eugene and Springfield Market

by Galand Haas

Good Monday Morning!

The Real Estate market statistics for Lane County are in for the month of May and they certainly indicate some continuation of existing trends.  Closed sales were down 9.9% over May of 2008, pending sales fell 4.2% and new home listings were off by a whopping 26.3% from May of last year.  The interesting facts are that closed sales grew by 33.5% in May over April of this year, pending home sales grew by 1.6% and listings declines by 1.1% over the same period of time.  There is currently an 8.1 month inventory of active properties for sale which is down by almost a point from April, but this number means that we remain heavy into the buyers market.

If you break this data down it shows you that home prices are down and continuing to decline, while there are far fewer homes to choose from. There was a large flurry of closed sales in May which is representative of the large number of homes that went pening in April  The trend for home sales locally is weakening with only a slight increase in the number of pending sales in May.  This could indicate that the recent rise in mortgage interest rates has put the brakes on our local housing market.  With fewer homes on the market, sellers chances for a sale look improved but fewer buyers in the market could negate that benefit quickly.

My current feeling is that with an unemployment rate of 13.5%, the Lane County housing market is going to be a bumpy road for some time to come.  Low mortgage interest rates could stimulate the market but further increases could have a seriously negative impact.  If you are considering the sale of your home, I would not hesitate any longer with getting it on the market. When you get it on the market price it right!

Oregon Real Estate Update

by Galand Haas

Good Monday Morning!

What a gorgeous weekend it was and the weatherman says lots more of the same is on it's way.

The recent bail out of lending giants Fannie Mae and Freddie Mac indicate the continued crisis within the nations mortgage industry.  Several other large national mortgage lenders are in deep trouble and others are just getting out of the lending business.  The crisis within the home mortgage industry stands as one of the largest stumbling blocks for a recovery for the housing market.  Mortgage loan programs can be hard to find at thsi time, especially for first time home buyers.

There are loan programs out there and if you have the right resources you can find loans that meet your needs with very attractive rates.  I have many connections with some very strong mortgage resources.  If you are wanting to purchase a home for your residence or for an investment, get in touch and I can connect you with the best mortgage resources in our market area.
