Selling a Home Can Be Challenging

It looks like more scorching heat on it's way to the Eugene and Springfield area.  It will be a good week to visit the Coast, the lake, river or nearby pool.

Selling a homne can be challenging during our current Real Estate market.  The truth is that many homes are selling during this market and the ones that are selling have one thing in common.  They are priced correctly for this market.  Home sellers expectations for the price that their home is going to sell at can be quite different than the reality of what this current buyers market dictates.  The key element right now is to actaully price the home at a level below what the comparable sales indicate.  The is especially true if the comparable sales are several months old.  Not only has the overall market declined in price over the last several months but it is declinging now.  If the average time to sell a home right now is 120 days then we have to look at where we feel the market is going to be in 120 and price the home accordingly.  This strategy will get the home sold and believe it or not help the seller will get top market price for their home. 

One thing to remember is that if you are selling and buying another home in this area, you make be taking a perceived hit on your homes sales price but the home you purchase will be taking an equal or larger hit. It is an extremely good time to sell if you are a move up buyer! Unusual Housing Market in Lane County

The statistics are in for home sales in the Eugene and Springfield area for the month of June.  The numbers are interesting and they indicate a very unusual home market here.  There is currently 6.8 months of active inventory of homes for sale on the market.  This is substantially down from 20.6 months of inventory in January of this year.  Remember, 6 months of active inventory is the middle of the road between a buyers market and a sellers market.  The average time that it currenty takes a home to sell is 124 days and this is up considerabley from the 81 days it took a home to sell last June.  The number of closed sales was off by 7% in comparison to June of last year and new listings were off by 22% compared to June of last year.  The average sales price also was down by 7.3 % from the same time period in 2008.  Our average sales price is now $228,500, which is down from last year as well.

These numbers indicate a continuation of our slowing Real Estate Market.  The only significant change in the market is that the inventory of homes for sale way down.  This indicates that home owners are becoming very reluctant to enter this market.  The majority of the homes for sale are those that are having to sale and not those electing to sell.  The market remains very attractive for buyers with 30 year mortgage interest rates now sub 5%.  There are just a few less homes for them to chose from. For sellers the market is tough, but there is certainy less competition and this has brought about quick sales for those who price with the market.

Closed Home Sales Down In the Eugene and Springfield Market

The Real Estate market statistics for Lane County are in for the month of May and they certainly indicate some continuation of existing trends.  Closed sales were down 9.9% over May of 2008, pending sales fell 4.2% and new home listings were off by a whopping 26.3% from May of last year.  The interesting facts are that closed sales grew by 33.5% in May over April of this year, pending home sales grew by 1.6% and listings declines by 1.1% over the same period of time.  There is currently an 8.1 month inventory of active properties for sale which is down by almost a point from April, but this number means that we remain heavy into the buyers market.

If you break this data down it shows you that home prices are down and continuing to decline, while there are far fewer homes to choose from. There was a large flurry of closed sales in May which is representative of the large number of homes that went pening in April  The trend for home sales locally is weakening with only a slight increase in the number of pending sales in May.  This could indicate that the recent rise in mortgage interest rates has put the brakes on our local housing market.  With fewer homes on the market, sellers chances for a sale look improved but fewer buyers in the market could negate that benefit quickly.

My current feeling is that with an unemployment rate of 13.5%, the Lane County housing market is going to be a bumpy road for some time to come.  Low mortgage interest rates could stimulate the market but further increases could have a seriously negative impact.  If you are considering the sale of your home, I would not hesitate any longer with getting it on the market. When you get it on the market price it right!

Home Sales Activity Is Picking Up

Good Monday Morning!

What a gorgeous weekend it was!  Has Summer arrived early this year?

The debate rages on as to where we are at with our local Real Estate Market.  The statistics show that sales activity has certainly picked up and time on the market for homes being sold has shortened.  You would think that this indicates that the market has bottomed out and that we are heading back up the hill.  But, wait a minute!  Mortgage rates have bounced up slightly and indications are that they may tick up even more. Just a slight upswing in rates can negate money saved by home prices being down. 

In all honetly nobody knows if we have hit bottom or if we have just watched a small surge while the overall trend continues to decline.  My honest opinion is that with an unemployment rate of 13.6% in Lane County we have some more lean times ahead of us.  This does not mean there are not opportunities out there though.,  We are finding tremendous home values for buyers we are working with every day.  For home sellers a lower inventory right now and shorter time on the market indicate a good time to place your home on the market.  It might be best if you are a home buyer or home seller not to wait and see what this market is going to do.  The opportunity right now might be the best for both buyers and sellers that we will see for a while.

Monday Morning Real Estate update 11/19/07

Happy Thanksgiving!

Recently, our local press has given some very biased views concerning our Real Estate market.  The truth is that our local market is fairing much better than many other parts of the country.  It is true that we are no longer in the hot Sellers market of 2006, but we are in the midst of one of the best opportunities for home buyers that our market has had in many years.  The local press has confused our local market with the national market and has not done a good job of giving a true picture of our local Real Estate market.  This kind of reporting can significantly influence a market.  The truth is that right now home buyers can easily get a home loan at a very attractive interest rate.  Home buyers also have the opportunity to choose from a greatly expanded inventory of homes for sale that are at more attractive prices than over the past several years.  The real truth is that we should now be in the hot Buyers market of 2007.

Monday Morning Real Estate Update 4/16/07

Good Monday Morning!

Well, for the most part this past weekend showed us some wonderful Spring weather.  Compared to other parts of the country our weather looks pretty nice.

Compared to other parts of the country, our Real Estate market here in the Eugene and Springfield area also looks pretty nice.  It is taking longer to sell a home, home prices are slightly softer, but overall we are continuing to have a fairly good Real Estate market here.  Many part of the country are seeing a slow down that is much more severe. The one factor that is somewhat concerning here is that the cost of development land, building lots and new construction continues to soar.  If this trend continues it could quickly put the brakes on our good market.

Monday Morning Real Estate Update 3/5/07

Good Monday Morning!

Yeah!  Spring is back!!!!!!

Nationally, the home sales statistics are continuing to slide.  In the Eugene and Springfield area the Real Estate market continues to look better than it does throughout most of the country.  I am seeing homes sell that have been sitting for months.  Much of this is due to home sellers reducing prices, which is certainly good news for buyers.  Because of this there are now more buyers looking and actually taking action to purchase a home.  Look for this trend to continue for no less than the short term.

Monday Morning Real Estate Update 1/22/07

Good Monday Morning!

What a gorgeous weekend it was!  We all deserved it following the snow and ice of the prior weekend.

The statistics are in reflecting on last years Real Estate market in the Eugene and Springfield area.  The Median home price in 2006 rose 15% to $225,000.00.  This was in comparison to a 25% increase for the previous year.  The average time it took a home to sell was 53 days in 2006 in comparison to 45 days in the prior year.  The average time for a home to sell had increased even further to 68 days by December of 2006.  The inventory of homes on the market for sale also increased from 2.3 months in 2005 to an average of 3.3 months in 2006.  This means that if no new homes hit the market it would take this number of months to exhaust the existing supply of homes for sale.

Monday Morning Real Estate Update 12/11/06

It was a weekend of heavy traffic at the shopping areas and long lines at the stores.  Tis the season!

The Real Estate market in the Eugene and Springfield area continues to improve as the number of acitve home buyers seems to be on a steady increase.  This has been the trend for several weeks and the number of recent or pending sales has increased as a result.  This trend may continue through the Holidays and possibly even pick up more momentum in January and February of next year.  If you are considering the sale of your home, the next few months may offer you the best opportunity to do so in the the upcoming year.
