Monday Morning Real Estate Update 10/17/07

Good Monday Morning!

What a gorgeous Fall weekend!  It just does not get any better.

Our local Real Estate market continues to hold up with a much better market than what we see nationally.  All of the bad press that we read about the national Real Estate market does not accurately describe our local market.  Certainly the market has shifted some, but overall we continue to see home prices rise and we see good sales activity in most price ranges.  Our current market is ideal for home buyers and investors.  Look for more of the same through the next several months.

Monday Morning Real Estate Update 10/1/07

Good Monday Morning!

Fall weather is certainly here.  There is no chance of a drought in the Eugene and Springfield area at this time.

Nationally, the housing market remains dismal with September being the worst month for home sales in years.  Locally, we are holding up slightly better but the Real Estate market if far from being where it was a year ago.  Mortgage interest rates are holding stable, but fears of inflation and the lack of consumer confidence are forcing the market to stay cold.  As I have been saying for weeks, this is the best buyers market we have seen in years.  If you would like to know how to fully take advantage of this market as a buyer, please get in touch.

Monday Morning Real Estate Update 7/23/07

Good Monday Morning!

The Real Estate market statistics are in for May of this year and as expected change is taking place. New listing hit a 7.8% increase for the month of May taking our home inventory to 4.5 months of supply.  This means that if no new homes hit the market it would take 4.5 months to exhaust the current supply at todays rate of sales. In May of 2006 there was 2.8 months of inventory.

The number of closed sales decreased by 4% from May of the previous year.  Pending sales dropped by 3.8% over the same time period.  The interesting fact is that the average sales price climbed by 10.3%  from $238,400 12 months ago to that of $263,000.  The average time it takes a home to sell in Lane County has hit 74 days. 

The gradual increase in home prices here is healthy.  If the trend of slower sales and higher inventory of homes for sale continues look for the home price increases to hit a road block.

Monday Morning Real Estate Update 7/30/07

Good Monday Morning!

It looks like a gorgeous week of Summer weather ahead of us! 

As the national Real Estate market continues to wind down, the market here in the Eugene and Springfield area also continues to cool.  At this time, the pace of our slow down does not seem to be as strong as many parts of the country. Inventories of homes for sale and average days on the market in our market continue to be less than many major U.S. Real Estate market areas.  What happens between now and Fall should give us an idea as to where our market will be heading for the next six months.  The opportunity here for home buyers has not been better for years, yet few are taking advantage of the lower home prices, the attractive mortgage interest rates and excellent home inventories.

Monday Morning Real Estate Update

Good Monday Morning?

The Real Estate market statistics are in for the month of June.  Home prices continue to increase with the median home sales price hitting $243,300.  This is up from June of last year when the median home sales price was at $235,000.  The inventory of homes on the market for sale continues to rise to that of 4.6 months.  This compares to 3.1 months of inventory for June of last year.  This number reflects the number of months it would take to exhaust the current inventory of homes for sale at the current sales rate.  When this number is below 6 months it is considered a sellers market.  When the number is greater than 6 months of inventory it is considered a buyers market. The average number of days it took a home to sell in June was 61 days.  This compares to 48 days in June of 2006. 

We have a sustaining home market right now, which is far better than what most of the country is experiencing.

It looks like a Summer heat wave is upon us.  Stay cool this week!

Moderate activity continues to be the word for our local Real Estate market.  This is good because the culprit for the slower market nationally is home afford-ability.  With a moderate market, we are seeing slower growth in home values, which will help us sustain a decent market here in the Eugene and Springfield area.  This does mean that if you are thinking of purchasing a home there may never be a better time than right now.

Happy FOURTH OF JULY week!!!!!!!!

Home sales are remaining steady here in the Eugene and Springfield area.  The largest change over the past 30 days has been the huge increase in the number of homes for sale.  The high inventory of homes for sale should peak sometime in July.  This is good news for those buyers who are actively looking to purchase right now.  Prices are softer due to high competition and there is a large selection of homes for sale.  The news is not so good for those who are trying to sell due to high competition levels.. 

The national Real Estate market continues to slump with homes sales continuing to decline and new housing starts continue to be very soft.  The Eugene and Springfield Real Estate market continues to be one of the best in the country.

Monday Morning Real Estate Update 6/6/07

Good Monday Morning!

What a gorgeous weekend with temperatures in the 80's.  It just does not get any better.

Nationally, it looks like the Northwest is holding up better than any other part of the country in the slacking Real Estate market.  This is good news as most of the country is seeing little relief from and slow down that is now over a year old.  Here in the Eugene and Springfield area the inventory of homes on the market is up slightly and the number of days it takes a home to sell is higher than a year ago but there are many good buyers out there currently  looking.  It is a good market to sell or buy a home in  and I look for a continuation of the same for the next couple of months.

Monday Morning Real Estate Update 4/16/07

Good Monday Morning!

Well, for the most part this past weekend showed us some wonderful Spring weather.  Compared to other parts of the country our weather looks pretty nice.

Compared to other parts of the country, our Real Estate market here in the Eugene and Springfield area also looks pretty nice.  It is taking longer to sell a home, home prices are slightly softer, but overall we are continuing to have a fairly good Real Estate market here.  Many part of the country are seeing a slow down that is much more severe. The one factor that is somewhat concerning here is that the cost of development land, building lots and new construction continues to soar.  If this trend continues it could quickly put the brakes on our good market.
